just completed this course and passed exam. found this course very interesting and I think all inspectors should takethis course.
I have not had chance to inspect a crawlspace as of yet, but will post photos asap.

good day,
attached photo is of an area below the main area of habitation (crawl space). due to the lack of true crawlspaces in my area there are access areas below the living areas. in this picture you will see an access to plumbing fixtures/pipe. there was obvious signs of water staining. no active microbial growth was observed and it was dry.

efflorescence and moisture meters were the 2 add. reading articles. understanding and being able to determine moisture levels (cause and effect) or valuable tools for the home inspector.

The floor joists in this crawlspace are sitting on a ledger board but are also secured with a tie strap. If you notice closely, all the proper type of truss nails are in place. The crawlspace did have insulation between the joists at one time, but most of it is missing. Recommend replacing.

Crawlspaces are host to a lot of hazards that a Home Inspector needs to be aware of and be prepared for. There can be mold, fungus, pests, along with Hantavirus, asbestos, standing water, sewage, structural issues that can make entry very hazardous.
Before entering a crawlspace, take a good look around to determine what hazards exist, and then if you can do so safely, enter to do your inspection. No inspection is worth your life or serious injury.

I will be inspecting a mobile home tomorrow,

The attached photo shows engineered floor joists which are resting on a concrete foundation wall in a basement (unfortunately there are very few crawlspaces in our area). The vapor barrier in the joist end has been pulled back to allow for some low voltage wiring to be installed and should be resealed to the sides of the joist.

This is a photo I took in a crawlspace of the foundation. There is significant efflorescence on the wall. In addition to this there was no vapor barrier on the bare ground and 65% RH in January.

Here’s one of the better crawlspaces. Ill dig for a horrible one.

I didnt have to open more than a couple files to find a typical 8+ yr old crawlspace. We obvisously arent getting to far under these.

I am not aware of any crawl spaces in SW Florida were I live. Most homes are built on slabs.

Same here Herb. Here in central Florida I dont know of any. I do know if I am called to inspect one I am ready to go. Good video - and I hate spiders!
