Upon inspection of this pool I noticed a deficiency in the water quality. There was algae growth on the bottom and the water was green in color. This indicates the proper maintenance of the pool was not followed and should be considered.

The layout of the plumbing of a pool and spa are fairly simple. It consists of supply and return lines to circulate the water through the filtration and cleaning system to maintain safe water quality. Drains and pumps allow the water to flow trough the system then back out in to the main area.

The D.E. filter is the most efficient type of pool filter available to pool owners. It can trap particles down to 3 - 5 microns well below what the naked eye can see, which is around 35 microns. DE filters, like most pool filters, use a pressure gauge to indicate the need for backwashing; when it reads 8 - 10 lbs. higher than the clean, or start-up pressure. After backwashing a D.E. filter, the dirty filter powder is discharged, and a new application of D.E. filter powder is added to the filter by pouring it into the skimmer.

Pool Alarms
A pool alarm is a safety feature designed to alert adults when unsupervised children or animals enter a pool. Drowning remains the second leading killer of children under the age of 14 and, in many Sunbelt states, drowning tops the list. Since pool alarms are not foolproof and they rely on someone remembering to activate them, they should not be depended upon as a substitute for supervision. Pool alarms are useful safety features, but they should be used strictly in conjunction with other strategies.

This is a 3/4 hp pool pump. It has a lot of air in the hair and lint basket. The volute gasket seems to be leaking. Also the motor is noisy. The bearings are bad and the motor should be replaced,

There are many different types of barriers for swimming pools,but there are a few requirements they must all meet. They must all be a minimum 48 inches high. A four inch sphere must not be able to pass under the barrier. The gate must open outwards away from pool.

According to the U.S. Consumer Product Safety Commission (CPSC), approximately 250 children drown every year in residential swimming pools. In states where swimming pools are open year-round, such as Florida, Arizona and California, drowning is the leading cause of death in and around the home for children under 5 years old. Many of these deaths result when young children gain unsupervised access to swimming pools due to inadequate pool fencing.

This is a picture of a deck leading to a swimming pool. As you can see in the picture there is no gate at the top or at the bottom of the stairs. This definitely is a safety hazard that should be addressed immediately.

This is an enclosed light in pool. It is functioning at it is supposed to and is water tight. The light switch in inside of the home and is not gfi protected that I can tell. I would tell my client to have an electrician come out and assess.

I chose to read the article on upsale of mold testing. It is always a good idea if you see mold to let your client know what you suspect is mold and give them the option to have you send it off for testing. It gives the buyer the upper hand with the seller to make sure they fix the problem instead of denying the claim. Plus it is more money in my pocket and reduces my liability.

This photo was taken at an indoor pool that was added on to the original house. This pool is partially above ground and supported by a steel and concrete structure. The seam that you are looking at is the expansion joint between the pool deck and the concrete and steel support for the coping.Homeowner failed to keep the expansion joint sealed and now the pool water with all of the corrosive chemicals has penetrated into the metal support beams under the pool structure causing some severe rust and possible failure.

When inspecting a home that has a swimming pool or a open spa it is critical to check for audible alarms on all inside windows and doors facing the pool.These alarms must activate within seven (7) seconds and sound continuously for a minimum of thirty (30) seconds and be able to be heard throughout the house. They must be mounted at least 54 inches above the threshold and have a deactivation switch that can be used for opening and closing the door that will reset automatically. Please note that self-closing doors with self-closing latches may be acceptable also in place of the alarm system.

Valves are visible and readily accessible and appears to be properly hooked to the electrical system.

The importance of the disinfecting of the pool is paramount. The pathogens that can live in the water cause illness, diarrhea and can even kill a person. Most are killed by a properly disinfected pool in a few hours, where some in can take up to 10 days. There are some pathogens that are not affected by a properly chlorinated pool. Coupled with making sure bathers shower before and after swimming, a well chlorinated pool can keep most pathogens under control.

POOL ALARMS
Just finished reading the article on pool alarms. I am surprised that there is a higher rate of deaths with pets than children. I would like to think that responsible people are paying attention to there pets and there children, it it amazing that people would alow there children to just wonder around and not know where they are or what theyes are doing. You need to be aware and vigilant with your children and pets and the safety of th email around water no matter how deep it is, and do not rely on pool alarms as the sole signal that there is trouble.

This image that is listed with this is a pool that I did not inspect, but one that was inspected I’m sure at some time! This pool would need the full inspection as others before it would need as well.

The marketing prescription given in this article was an excellent way to market the company in a way that best positions it to be the leader sin the industry by way of using these channels effectively and with time used.

This is a pool skimmer. The hose attached is used for vacuuming the bottom of the pool. The round piece with the neck on it is held in place with the suction of the pump. The shimmer flap has to be moved downward out of the way to allow this to work.

I have studies the sand filter picture. The tube going down into the container is separated from the sand with small slits or holes in the lateral underdrain. These break often and then shoot sand into the pool. The insides can be replaced but often the whole filter is replaced.
