The heat source is a LP gas unit, 110k BTU output. The air conditioning unit is a 3 ton, 13 seer unit, which seems to be in good condition. The furnace looks like some water has leaked from the humidifier and may need to be cleaned up.
Making sure all the seams are sealed on the HVAC system is very important to have conditioned air in the home. It helps by keeping the air pure because its not pulling any contaminates into the supply air. Also it helps with the efficiency of the entire system.
After viewing the photos from a garage inspection it clear that some people don’t even consider the structural integrity of their work. It appeared that the person doing modifications to the garage trusses ONLY cared about creating a nice storage space. Very dangerous.
During the inspection while examining the HVAC system, the evaporator coil inside the home was frozen. This suggest there is a problem with its normal operation that can be any number of issues ranging from a damaged coil to a leak in the refrigerant or some other problem. Recommend that an HVAC specialist determine the problem and make appropriate repairs.
I chose the essay on Central Air Conditioning systems and what a homeowner can do on their own to conduct annual maintenance. There is a list of items that a homeowner can do to ensure that their AC unit is maintained, such as regular cleaning of the condenser and evaporator coils to just ensuring that the overall cleanliness of the exterior of the system is done.
This picture is the interior view of a humidifier. This evaporator pad was recently replaced. The previous filter had heavy calcium and mineral deposit build-up on it which was bypassing its functionality. The result was water running down around the filter and not thru the filter, hence an increase in static electrical charges and some dry throats in the home.
Humidifiers add moisture to the air. They are typically used in conjunction with your furnace to add water vapor into the heated, conditioned air that your forced-air furnace, by its very nature, is drying out. The result is typically a more comfortable living condition, less static electricity and less chance for certain airborne pathogens, like those that cause the flu, to thrive.
Inspected gas water heater. Some hot water pipes were not insulated. Recommend insulated all pipes to conserve energy an improve efficiency. Exhaust vent pipe appears to be too small for unit. Also, vent pipe should be installed above the larger hot air heating system exhaust vent. Corrosion was observed at the connection fitting of one of the copper water pipes. Recommend that a licensed, qualified heating expert be consulted for further evaluation and repairs before closing.
Category IV gas fired boilers are high-efficiency systems. They utilized a fan that produces a forced draft - air is pushed into the combustion chamber, past the heat exchanger and out of the vent. This ensures a positive exhaust stack pressure that prevents back-drafting. Combustion air is obtained from outside the home. The air is piped into the unit from outdoors. It is a sealed combustion unit. These units have multiple heat exchangers which extract more heat and consequently lower exhaust gas temperatures. Condensation from the cooling exhaust gases must be collected and drained.
These HVAC rooftop package units were inspected on a recent commercial inspection. The units were inspected for operation, gas and electrical connections. The units were found to be well maintained and in good working order. The platforms and flashing were inspected and were found to be watertight with no leakage.
To guard for future breakdown, you should have a professional perform periodic maintenance on the systems. Have the heating system serviced in late summer or early fall. For a central air-conditioning system, arrange to have a pro check it out. The temperature should be at least 65 F, depending on when it starts getting hot where you reside.
When inspecting the furnace I removed the cover to look for any condensation leaks and to get access to the data plate. I reported the brand, size and Age of the unit. I fired the unit up and checked for carbon monoxide and made sure the temperature differences were within the manufacturers specifications. It all tested good
When inspecting a house you should look for the HVAC supply and air ducts. They should be located in every room and should be unobstructed. The Air intakes should have a filter and that filter should be clean and free of debris.
Filter inspection:
The filter of an HVAC system should be inspected. The filter should be free of dirt and debris and in relatively good shape. The filter can be located directly on the main system or in air intake supplies usually located in the Ceiling Or hall walls.
This is a natural gas forced air furnace. It is an upflow type located in the basement. It is a mid efficiency furnace rated ate 81 % efficient by the AFUE rating. It has a humidifier that is leaking and defective.
The image is of a gas forced air furnace system. It has a larger rectangular plenum running across the house that supplies individual branches of smaller ducts supplying individual areas. The cold air return ducts are centrally located on 2 levels.
This awesome looking dehumidifier is in a basement which is nice and dry and looks as if the basement isnt wet or humid. The job of the dehumidifier is to take out the air moisture which which can rot the wood and prevent mildew from occurring.
Bathroom carpets are nice and soft on the feet and warm when its cold out but problems can exist with carpets in the bathroom.Mold and water can splash on and underneath the carpet causing mold and damage to the underlying wood. The best way to resolve the problem is the have the fan on and dry the wet area if it exists.
It is good to know the different ways of Heat Transfer because they all are possible in a Home Inspection. Conduction is a type of heat transfer when the heat touches a solid material and directly transferred to another solid material by touching both solid materials. Convection is a type of Heat Transfer when a gas or liquid is used like when boiling water and turning the water into evaporated gas or steam. the heat was in a liquid state and transferred to the ambient air by means of traveling from the liquid thru the gas and spreading out. Radiation is another type of Heat Transfer by using electromagnetic waves. The best example of this is the use of a food microwave.
The Air Conditioning is not just simply cooling air down for human comfort. Air Conditioning also involves warming the air, adding moisture or dehumidifying the air, filtering the air, and also creating a balance of warm/cool for circulation in the home.
