I’ll repeat an anecdote shared with me by Bob Pearson, of Marion Allen Insurance.
25 years ago, reports used to state: The faucet is dripping."
5 years later, it would state: “The faucet is dripping, and should be repaired.”
5 years on: “The faucet is dripping, and should be repaired by a licensed plumber.”
5 years further on: “The faucet is dripping, and should be repaired by a licensed plumber within the contingency period or before the close of escow.”
And, finally: “See attached picture. The faucet is dripping, and should be repaired by a licensed plumber or similar specialist, within the contingency period, or before the close of escrow. At the same time, the specialist should evaluate the entire plumbing system and certify it as being safe and fully functional.” If this is not done, potentially toxic molds could result that could lead to nose bleeds, blinding headaches, and even an excrutiating painful and lingering death, of which I disclaim any responsibility whatsoever.

I agree write it up because someone will be buying a new faucet and you don’t want to be that person cutting the check. Plus if the client didn’t want a house because of a bad faucet that you wrote up then you would be a super deal breaker ha ha ha ha.
