My wife and I saw this propaganda on the news this morning and thought WTF. They’re building homes here like crazy. Business is good.They’re moving here like crazy this can’t be right.

We saw a distinct up tick in activity starting in Nov of 24, hmmm :thinking:

Real Estate seems to be selling well here in my city.
April 2025 was my best month ever.
If I have another good week, May 2025 is on pace to be my new best month ever.
I don’t know what everyone else around here (East TN) is doing, but I’m looking forward to a year of new records, like I did last year. Real estate seems to be selling fast. I hope my fellow East TN home inspectors are seeing the business increases that I’m seeing in my small corner of the world here.
Each year builds and improves on the previous year since I moved here to Knoxville in 2019 and started fresh. It has grown a lot faster than my previous Inspection company in a little mountain town.
Sometimes the national news doesn’t match what we see in our neighborhoods.

It seems like specifically with real estate, one can find a story to fit any narrative. Simultaneous articles are published with one saying it is up, and the other saying down.

SE MInnesota: April 2025

This month is my best month ever. Both in income and the number of inspections. I’ll still have some room for a few more after I get my scheduled Wednesday finished.

Bottom line is the left media wants us to think we’re in a recession. It sounds like home inspectors are having a record Spring in many different parts of the country. I’m going with their report. Home sales are up as the economy is getting stronger.

That’s because there are two different statistics being posted: new home sales, which are up; and existing home sales which are down.

With that being said, I am having my best month ever and mostly from existing home sales.

Where I’m at, I’ve had zero new home inspections in 4 months or so. I don’t do a ton of them but I’ve had exactly zero recently. My last one was the first week in January. Everything else has been re-sales.

I hope Zillow is right.

I know many inspectors are doing well and even setting personal records now, and that’s great, but this market is nothing like it used to be. I don’t think we’ll ever see the market we did of the 2000s up until the crash of 2008. And although the market did mostly recover from the great recession, the covid pandemic had knocked it back down, and even there is currently a ton of pent up demand out there, IMO road blocks like the uncertainty of tariffs, the cost of housing and high interest rates are keeping that pent up demand from be released.
