Well, you are a CMI. I believe you know what a ledger is and what the bolts look like. So take that picture and explain HOW the bolt equation can tell you if too few bolts are used.

How does the equation let an inspector KNOW there are too few bolts? This could not be answered by Nick.
Also, if there are “more bolts” than predicted, is the deck ledger OK?

To me the formula is an overkill of bolts that can be achieved with less in a different pattern and location, but that is me not the book.

Of course he has an ulterior motive, but won’t be man enough to admit it. No sane person would spend that much time trying to turn drywall cracks into deck ledger fasteners while talking in circles ad nauseam without an end game in mind. He clearly does not understand what home inspectors do, is an enormous disruption, and adds no value.

Decks fail all over and the main cause is the ledger … so why would I possibly be interested in the ledger?? … maybe because it is 90% of the problem… but who cares!! Right Roy!!!

Home inspectors have a C of E that says “do no harm” and yet will not try to discuss how to ensure the ledger is OK. Something is wrong with this picture.

I believe HI do a great job Roy!!! I have never stated otherwise. Is it wrong to try to improve this with deck inspections??

You would think a “reasonable” response would be to point out where I might be wrong with an example of the equations proper use, but instead I am told it does not calculate the # of fasteners. How does this help?
It goes on further to state it is used to determine if there are “too few fasteners”, but you cannot seem to do that (according to Nick) because the equation cannot calculate the # of fasteners. So I am to blame for asking this question. Right Roy!!! This is not good for inspectors, Right Roy!!!
