Yes, by your own admission they probably are not safe. Yet you claim that you can say they are “safe”.
Why don’t you ask Nick if he agrees with that you should/could state a deck is safe…

People post little snippets all over this site obtaining advice on structural issues, so why is this any different?
A home inspector is a “visual” inspector and NOT a “code” inspector so she/he will not know if the “minimum” requirements of the current codes are met.
Also, a home inspector is not trained for “structural issues” like a structural engineer would be. So, if you have to spend the money, then obtain a structural engineer who will give you a stamped report that deals with your “safety” concern. A home inspector cannot tell you if any structure is safe.
Ron, being a Vendor, Not a home inspector, what is it you are trying to sell?

Does the IRC show how to tell if the ledger bolts are OK, when all looks OK??? Does this use an equation, or a hammer test?
If you can explain HOW you think it can be used, this will help out Nick + other members. Too bad you consider “safety” as ********…

You sir, have failed to show any concrete evidence to support your defiance to Ben’s deck course. Since you are the one claiming that the course is faulty, you prove that it is wrong.
It is time you start showing some evidence to support your claim.

Yes thank you. Actually I was not considering the lateral load on the deck. Nor is lateral load considered by the bolt equation.
What I bring up is what your deck course says to use to check the bolts. Namely the bolt equation. Sorry you cannot see that!!
