IRC P2801.3 Location. Water heaters and storage tanks shall be located and connected so as to provide access for observation, maintenance, servicing and replacement.

You might notice that I had to remove the bathroom door and then pull out the ventless combo washer/dryer to get any access. Then I found the TPR hard against the adjoining cabinet. Can't test it, and even worse, it would probably not be able to fully open if really needed. It did have a plumbed drip pan but I'm not sure I would like to be living in this 5 story, newly renovated block when all the "out of sight" heaters start failing in 10 or 12 years.

I'm recommending an access hole be made in the adjoining sink cabinet, for regular observation and to let the TPR operate and that a flood alarm be installed. However that only "solves" the problem in this unit which, evidently, is one of the last couple out of 40 similar units sold. I'm thinking it might be my job to recommend my client have the condo association check all the units for similar problems. Thoughts?

I had a long talk with my brother in-law ( who is a plumber by trade )and he was vocal about calling a TPR value a ( T & P )


he said it over and over again... kinda drove me nuts..

but I guess if you are in the trade it's called a T & P

make sure you say and ( & ) .... So .. T and P ...

It would seem the AHJ gave the ok on this install. However, that does not make it right.


Accessibility problem(not readily accessible)After all there is an electrical junction box, and it is a serviceable item.. Recommend a plumber. You may explain the reasons if you wish ,but since you had to pull the door and laundry equipment. I would leave it at that.

I would not have went to all the trouble of removing/moving stuff.

I think it is best in most situations not to say what should be done. I like to leave that up to the licensed tradesman.

That type of installation is all over the place down here except for the T&P valve. The plumbing contractors install them in areas like that, and the AHJ passes them in all three counties I work in. In many of the small condos around here, the only other place they can go is outside.

Todd, in the 4 counties that I work regularly in, there is one city (town) that has an AHJ. The rest do not do any inspections of any type.

No AHJ means no need for a permit ? So you can build stuff any way you like?
