What is the best way to come up with pricing for your area

I want to make my prices comparable for my area and not sure the best/most ethical way to accomplish this.

Go incognito, call your competition and see what they’re charging.

First, fill out your Signature so we know what areas you operate in. Pricing is very regional and without knowing yours, most info provided wll be too generalized to make a difference.

Next, you need to know what YOUR TRUE COSTS of doing business are. This number needs to account for everything involved with you providing your service. What good is being ‘competative’ if you lose money on every job and go out-of-business in one to three years??

Most new inspectors call the competition and act like they are a customer. I always ask for an address when I am pricing, and they never seem to be smart enough to have one ready.

For years, an agent that only refers her inspections out to one inspector would call me every six months to price three different homes. With and without radon. All in different towns. Again, I always ask for an address when pricing. She would just randomly pick addresses listed on the MLS. None of them would ever show sale pending. I finally told her to just have the inspector call me direct and ask. I never heard from her again.

More experienced inspectors calling always have the addresses ready. Only their names come up on caller ID. Personally, I have no problem with other inspectors calling me to ask how I am pricing. Just be honest. The experienced inspectors are all within $25.00 of each other and I feel respect each other. The new low ballers never seem to know how to cashflow, so they weed themselves out rather quickly.

Join your local Inspection Association Chapter and get out there and meet your competition in person!
My local chapter has the ‘Fees’ discussion usually once a year. We have ‘Roundtable Inspector Discussions’ twice a year to discuss anything related with this business.
I would search InterNachi for your local, but I can’t as I don’t know where you are located (Hint-Hint)!

Why resist, right? They are going to find out either by hook or by crook anyway.

Exactly. Do with my prices what you want.

Everyone should already know how they need to price to make their business successful and also what the market will bear. If you are not priced within this space, you will not last.
