Too bad you feel that way. 'Cept you’re not doing the negotiating. No agent will even consider an upgrade. So it’s just filler for a home inspection report.
So, it sounds like you make the decision for your clients on what can and cannot be negotiated and decide what goes into the report based on that decision? I just report on what I see and let the agents worry about negotiations. That’s why they get the big bucks!

I can see this is just a pissin match with you. Make sure you recommend ALL the code upgrades. Sounds like you have trouble finding actual defects.
