yes, may ultimately lead to rot, but is rot present at the time of inspection? If so, that is a problem, if not, that should be a suggested considseration to the buyer. Again, that is between buyer and seller to hash out. In my view, it just a red flag, that the owner/seller, maintenance and pride of ownership was not a top priority.
Paint structural??? Hate to bust that bubble, bot there are hundreds and hundreds of houses and barns in the mid west that have been abandoned and not painted in years, and many are still standing.
Yes, the paint condition is of concern and should be dealt with to prevent possible future damage, however, if there is no current damage, how do you justify the house should be repainted by the seller?
No house is “perfect”, it is up to the buyer to determine what he will or will not accept. And the seller, what he will or will not do any “suggested” repairs.
If I were the seller, I would advise the buyer, If I paint the house, I get to pick the color, if you pay half, you get to pick the color. If I get to pick the color, then I would want an iron clad purchase and sale agreement, locking the buyer into ANY color I pick. This could be fun!!
