You might not find a main disconnect in the panel. Sometimes multiple occupancy structures have the main disconnects for the units in a utility shed or other such building.

Watch for anything that may effect the neighbors.


Leaks or liability issues.

Point out that they should read and fully understand all association responsibilities. There is fine line somewhere between theirs and yours. If they don't take care of theirs, it might become Yours!

Not all associations cover the roof. Have your client check with the Assoc. regarding exterior surfaces.

Look for electrical violations if it is a conversion from apartments. They try to add washer and dryer’s that were not originally there.

Try to stay away from strata area inspections. In our area the inspector can be held liable for an entire complex if he / she is not careful.
