What is a 4 point inspection? What format should the report be made? Who pays for a 4 Point; insurance company or homeowner?

Hello Bruce,


A four point inspection includes the roofing, heat/ac, plumbing and electrical. I have had requests to include other areas of the property. In my area this is commonly asked for on properties built 74 or before.


I write it on company letter head.

The person requesting the inspection. Homeowner

I agree with what a four point inspection is, but I have been having a tough time lately where the insurance company wants a licensed roofing contractor and a licensed electrical contractor. I am a licensed roofer but to get an electrician to sign off is getting expensive. I mean to get an electrician to do the electrial part of the inspection is expensive. Are your insurance companies asking the same.
