Disconnected downspout. Downspouts are designed to carry water from the roof to the ground and discharge it away from the foundation. This disconnected downspout is allowing water to come off of the roof and be discharged near the foundation. This can lead to water intrusion and foundation issues if not corrected. Reconnect downspout to gutter.

Bath exhaust fans should vent to the exterior of building. Bath exhaust fans can have a ridged or flexible duct. The vent should have a permanent cover to keep out pest. If it vents just to the attic space it could increase the amount of moisture in attic.

Central vacuum systems or whole house vacuum systems have been around since 1850’s when horses were used to power a fan attached to a plumbing system to create suction. Horses were replaced with servants then eventually electric motors . A new system can cost approxamently $1,500.00.

This is a Kenmore Elite dishwasher. It is securely installed to the counter top and is plugged into its own outlet located in the back. The drain line issecurely connected to garbage disposal and the water line is connected to the hot water shutoff. All of the dish racks are in good working order as well as the glides. It ran through a full cycle with no unusual noise and performed correctly. The door gaskets are in good condition and I found no leaks.

Garbage disposals are used in residential and commercial kitchens that shred food products so they flow through the drain pipes into the sewer system. This helps reduce the strain on landfills but care should be taken in what is put down them. Fibrous food and fats should be avoided as they can clog up the plumbing. Also they should be used sparingly and if your home is on a septic system you should not use one at all because of the added strain it will put on the tank and leach field.

The microwave in this picture is sitting on the kitchen counter. This microwave is a style that should be mounted over the stove. All functions worked and was plugged into a GFCI outlet. Not sure if this application is acceptable.

Trees are a potential hazard for a home for many reasons. If tress are to close to a home they can be a fire hazard. Leaves and broken branches can clog gutters , this could cause water to back up and penetrate the building.

Central vaccums, are an upgrade product thats been around since the 1800s, I learned from the article that they can increase a homes value and that they are very reliable. In addition, they are more powerful than portable vaccum cleaners.

Here is a picture of some bad wiring that was done for the oven on my own personal home. After the home stopped working we were trouble shooting to see why and come to find out whoever installed the oven did a poor job with the splice. Easy fix but very frustrating that the job was improperly done in the first place.

Ceiling Fan Inspection: Much like other fans, a ceiling fan is used for building occupants to provide comfort by circulating air within a room. A common myth about ceiling fans is that they do not actually cool the air like an air conditioner. All they do is circulate the air in the room it is located, which is why they merely waste electricity when they are on in an unoccupied room. Properly installed and maintained ceiling fans can inexpensively cool or warm building occupants.

Common defects to look for when inspecting them:

  • Improperly supported fans. Many homeowners add light fixtures or oversized fans to junction boxes that are not rated for the additional weight.
  • Fan wobble which may be caused by misaligned fan blades, loose junction box, along with additional specific problems.
  • Inadequate floor to ceiling blade clearance - it is recommended to have a minimum of 7 foot clearance to avoid inadvertent contact with the blades.
  • Blades turning in the wrong direction - winter/summer use
  • Using an indoor fan for external use.

Care needs to be taken when inspecting the safety of a gas range. First there should be a shut off valve for emergencies. Secondly, the supply pipe has specific requirements for type and how it’s routed to the appliance. Cooktops should be operated to make sure that all the controls work, that they light, and that the burners appear safe. The oven should be tested to ensure that the upper and lower burners ignite, and begin to heat the oven appropriately. Lengthy tests like the self-cleaning feature don’t have to be inspected.

A garbage disposal inspection should include taking a close look at the disposal and piping for leaks, while running the disposal for more than just a few seconds while running water through it. An inspector is not required and should not try to dispose of anything during the inspection. The size of the drainpipe attached to the disposal is very important as a disposal flushes shredded solids. It can be plugged in to either a GFCI or non-GFCI power source.
