My photo is of our French-door style with two doors for the refrigerator on top and one bottom freezer door compartment. It has digital controls to show the temperature of the freezer and the fridge part even the out side temp. It has an alarm for if the any part of the fridge is open it will sound an alarm. I tested the feature and works properly. The lights come on when doors open works properly. Also took a picture of the label of the fridge

The food waste disposer is unusually noisy and the noise sounds like an obstruction is inside the disposer. This can damage the unit and is a potential safety hazard. A qualified licensed plumber needs to evaluate further and remove, repair or replace as necessary.

The type of material a flexible dryer vent connector is made from is important to inspect. They are often made from flexible vinyl, foil, mylar, flexible metal or solid metal duct. Flexible vinyl, foil, mylar and flexible metal can be easily kinked or crushed. Dryer ducts that do not have smooth interior surfaces can trap lint. Additionally, flexible vinyl, foil and mylar should not be used with gas dryers as these can burn through in the event of a dryer fire. It is important to follow the manufactures specifications and current building requirements.

I have opted to exceed the InterNACHI SOPs and inspect kitchen appliances when possible. I test to make sure they turn on and off using standard controls, that they have anti-tip brackets installed, and I make an effort to check for leaks. Leaks are mostly just for dishwashers. My clients expect that these will be tested.

This is a photo of an electric range/oven where 2 of the three burners are not functioning correctly. The oven is heating properly, seals around the oven door are functioning properly. The anti tilt is installed correctly. Though only a minor defect further evaluation is needed by a professionally lincensed repairman.

When inspecting toilets for leaking and or bad performance, I look for tank not secured to the bowl, bowl and tank not secured to the flange. Rusted tank, bowl bolts. Damaged drywall ot the water outlet. Also where applicable, damage to sub-flooring in the crawl space would be your best indicator of water damage. If so I recommend further help from a licensed plumbing contractor.

I did an inspection of the shed on my property. The floors were solid, the roof showed no signs of water intrusion. There is electric run to the shed. The ramp leading to the front door was solid and free of decay.

The dishwasher pictured is loose and needs to be secured to either the counter top or surrounding cabinets. This will ensure the dishwasher does not tip when the door is opened resulting in damage to the plumbing lines or injury.

Anti tip brackets for free standing ranges are required. The presence of anti-tip brackets should always be confirmed by the inspector. It may be possible to see the anti-tip bracket or the inspector can firmly grip the handle and pull on the oven. If it tips more than a few inches, then it is missing and needs to be installed.

I chose to do further research on central vacumes by reading “Central Vacuum Systems” by Nick Gromicko. While written for consumers, I found it interesting because I have never had a central vac system in any of my 8 houses. Having never had one, I did not know the advantages.

Electric, free standing range. The range was turned on using normal operating controls and found to be working satisfactory. Anti-tilt bracket missing at range. This can cause range to fall forward if force is placed on open oven door. Recommend installing ant-tilt bracket to prevent personal injury.
