Appliance Inspection for Home Inspectors

Just read the article on Pool Drain Hazard Inspections. Here in Middle TN it is now required that all pools have two drains, allowing for the suction to be disrupted by the ancillary drain if a person would have been trapped by the single drain. You have to pull a permit in order to open a public pool, including pools at condominiums and apartments. These drains are required in order to pass your pool inspection.

Wrote the report. Question for current HI’s: What appliances do you include in your normal inspection as a courtesy/customer service?

Inspected the garbage disposal at this property. All seems to be working correctly. The Disposal does not vibrate while it is turned on and seems to work accordingly. No foul odors coming out of sink.

For additional reading I choose the article titled “Geothermal Heating and Cooling”. Although not discuss in the course I wanted to get a better understanding of how these systems operate. It’s interesting to know that 50,000 units are installed in the US each year. The cost is relative to a solar system which is a common alternative in Florida.

Directions for operating irrigation clocks can be found by turning over the card inside the cover where the zones are usually recorded.

It is common to find an anti-tipping bracket missing and for irrigation systems water too often. 1" per week (depending on conditions & soil type) is a general rule of thumb.

Vacuum systems may help people with allergies.

The “Broil” or top element in this electric oven was inoperable at the time of the inspection. I recommended that the home owner have the element replaced by a qualified technician.

picture of built in microwave oven and electric oven. Both are frigedaire commercial units and the oven is electric. everthing on them is in good working order.

at the time of inspection microwave clock was working, light came on when door was opened, put in glass of water and entered 3 minutes on key pad and brought glass of water to boil. seal on door looked good all working correctly.

extra reading included Barn Inspection the area i live has a number of rural areas with farm, agri area etc. Central Vac Systems was the other. i did not realized central vac dated back to the 1800’s

i just finished the appliance course the ones on the standard kitchen appliances were standard inspection. checking to make sure every unit was working properly. determining make, model , year ect

the information on the pool , outbuilding and pool was very interesting. we have a lot of developments that allow horse, and other critters

see attached pictures the stove in picture is new and working properly the dishwasher is about 2 years old and working properly.

The freezer gasket was damaged or not effective, resulting in an accumulation of ice in the freezer door jamb. The gasket should be serviced or replaced by a qualified appliance repair technician.

Hello folks,
Inspected a refrigerator unit at a friends for practice. The following was noted.
On visual inspection no visable damage to the cabinet nor the operating components was observed. Gaskets on doors are intact and seal upon closure. Compressor was activated using the thermostatic controls and ran smoothly and quiet. The back of the cabinet and coil areas were observed to be very dirty/dusty. I recommend vacuuming out this area on a regular schedule to ensure efficient operation and full life expectancy of the cooling components.

I found this course to be far more than I had expected. Good info for sure. In the article reads, I found in the BBQ safety where it suggests not to use a BBQ on a balcony and up here we see many on Apartment balconies. In the Dryer vent safety article I was surprised at the sheer numbers of fires related to dryer vents. I have just signed up with Recall Check and will begin offering it to clients as an add on to the basic home inspection. Are others doing this and what are you folks charging for this service?

hello everyone
below in an image of a irrigation distribution system. this system is feed from an adjoining lake on the back side of this commercial property. this pump housing is made of concrete and can be seem elevated on the right side do to the uplift from near by oak tree roots. this can cause severed pluming lines as the pipes crack from deflection caused by the up lift.

I also read the articles on ants and termite baits. the baits sound like a good solution to environmentally challenged areas where widespread pesticides are a non option but the long term requirements and repeated efforts in respects to exterminators make them a minimally effective solution.

Reviewing this course makes me glad that all of this stuff is not required by the Internachi standards. Here is a picture of an improperly wired garbage disposal, this type of “homeowner” wiring is very common, almost to the point where I am surprised to see one properly wired

Inspected the electric stove and oven in my kitchen. Turned on the oven and allowed it to go through the pre-heat phase and then tested the temperature when the oven came to baking temperature, the oven (or my temperature gauge) was off by 15 degrees. The burners on the cook-top were operating properly and all of the function buttons, timer, oven light, surface light, fan were working properly. The unit has a recirculating fan with a charcoal filter. There is an anti-tip device installed and all of the oven gaskets and seals were serviceable. There were no visible scratches or discoloration of the electrical cook-top./
