Appliance Inspection for Home Inspectors

The article entitled GreyWater was both interesting and also dangerous. At first i would think that in an effort to save and recycle usable water for various other things than potability, it would only make sense to do this. But a variety of health concerns can occur when GreyWater is being used. It is important to note that GreyWater should not be kept around longer than 24 hours to help decrease ability of harmful germs and growths to occur.

Garage Inspections:

I learned that trusses are not to be altered without the approval from the engineer. Trusses are designed to bear loads at specific points. That roof trusses should not touch any interior walls.

I inspected our garbage disposal. I ran the water and turned it on. There was no grinding sound but a humming sound that it was indeed working. I looked below for leakage and to make sure of the proper connections. All checked out as not having any issues.

The article I read was How to Inspect the Refrigerator. It was interesting to learn about the cooling affect of the coils and why it’s warm behind the fridge. I’ve found that older units definitely have sealing issues, which was one of the items that need to be checked. Also, dust and dirt accumulating on the coils will cause the unit to work harder.

Under the sink. Many observations can be made from this small space. The hot and cold water lines, dishwasher and icemaker each have a separate shutoff valve. The garbage disposal is hard wired, 1 1/2 inch waste pipe and dishwasher has a high loop to the garbage disposal to prevent backflow. Plumbing has recently been changed out, interior cabinet was dry throughout and showed no signs of previous water damage.

“Three Photos Every Inspector Should Include at the end of the Report”

Three different pictures of the water meter at each stage of the inspection, beginning, middle and end. This accomplishes three things. First it shows the homeowner their meter and you can also include details as to the location. Second, it shows a reading before you start your inspection. When you have completed your testing of all bathrooms, appliances and all other running water another picture will show what you have done. The last photo should show the same reading as the middle photo unless there is a leak. Time stamped this can be very valuable to the client and just another job well done by you, the inspector.

In this picture you can see the pool has a crack that is going down the entire side of the structure. The concrete has been settling and will with out a doubt leak in this pool. The home owner is going to take the pool out anyway because it was not big enough but if the pool were to stay the home owner would need to get this fixed by a professional.

I did my research on pools. Pools are a lot of fun but they need a lot of maintenance to keep them running all the time. Pools also need supervision when a child or a pet is near by. Make sure there is a fence around the pool to ensure the safety of children. Also never leave them unintended. Pools come in several different sizes above ground and in ground. In the south pools are used all year round. This course went over a lot of interesting facts regarding all appliances used in homes today.

I did my research on a wall mount Microwave. In the picture I show a crack on the hinge side of the Microwave. This was probably caused by opening the door too far and caused stress on the hinges. The warning label on the Microwave states it should not be operated with any cracks, or loose fitting door. The unit was manufactured in 2010, and only has a few years of life expectancy.
I would recommend to the homeowner that it needs to be replaced as soon as possible, due to the crack in the door and because it is so close to its life expectancy.


This is the dish washer at a house that I was inspecting earlier this week. There weren’t problems with the outside of it and it turned on with no problems. The top rack didn’t pull out the whole way and the tracks weren’t moving right. This was put into the report for the home.

This week I went on an inspection to a house this a hot tub that was built into the back porch. The concrete was poured around in and the pool was built under it so the water would spill over into it. The hot tub started leaking so they drained it and just covered it with a deck. There were a to of problems with water leaks around the tub and the tile coming off of the front of it.

Here’s a photo of the back of an electric range. The range is not attached to the floor. If a child were to climb on the oven door, the range could tip over and fall on top of the child, so anti-tip hardware should be installed.

I read the article on Noise Mitigation. Excess noise can be a serious problem, but you can take steps to reduce it. These steps include adding additional mass or insulation to walls, replacing single-pane windows with double-pane windows, and quieting noisy plumbing and appliances. You can also buy a white-noise generator – if you can’t get rid of the noise, at least you can make it less noticeable.

Attached is a photo of the of the interior light switch on a kitchen refrigerator. Inspection of the light switch is done while the door is open. Depressing the switch should turn the light off, turning back on when released.

The idea of being proactive in protecting your reputation should be obvious, but how to is difficult. Being able to state the SOP as contract condition helps tremendously. Sample letters will be extremely helpful as well.
