Appliance Inspection for Home Inspectors

‘Garage Doors and Openers’ article illustrates the dangers posed by the door springs if an unqualified person tries to tamper with them. Under very high tension, the locked springs should make opening the garage door very easy. Also, children should be taught the dangers garage door rollers and mechanisms pose. Garage doors are required to be equipped with a reversing mechanism in case someone accidentally steps under the door while closing.

The pool area at this property was is serviceable condition. The pool area was fenced and gated. The pool deck was also in serviceable condition. Pump and heater were tested and controlled by a remote that were in serviceable condition at the time of inspection.

In reading the article “Pool Drain Hazaed Inspection” the importance of the proper safety of a pool drain had several options. There are pool drain covers that don’t allow entanglement of the hair, there are release valves the close off when there is obstructed suction and spring loaded releases that open when suction in obstructed. These are just a few ways to to keep pool activities safe for everyone.

When it comes to keeping food cold a refrigerator is often the appliance of choice for most homeowners. These appliances should be inspected for adequate temperature. Damage to the unit, excessive ice formation, and deteriorated gaskets may be noted in the report.

This electric range was new and in proper working order. The heating elements and controls were serviceable and operating as desired. This appliance was inspected for the presence of an anti-tip device.

Hi everyone,

I did my research on safety gates for children or animals. in my research i learned that pressure mounted gates are not suitable for blocking stairs. the reason for this is that the pressure gate can give way if enough force is used.
The best option for blocking stairs are the hardware mounted gates.
Pressure gates are good for use in between doorways only.

The attached photo is a 16.9 cu. ft. Top Freezer Refrigerator. It appears at the time of inspection to be working as intended, magnetic gasket on the door appears to have no gaps for air to escape.

This is a rear sight anymore in SWFL. But I found one just the other day. A Propane tank outside of the home that was used for the hot water heater and the heating system. All of this has been disconnected and is no longer needed.

10 easy ways to save money and energy in your home.

For this essay assignment I am going to stack a tankless water heater vs. a traditional 40 gallon tank heater. Now we have all heard that a tankless heater as I just read in the above article that it can save you money to have a tankless water heater. Well I am going to look at one thing in particular, the money…. initial cost and installation.
First off initial cost: Just running a google search for a 40 gal tank water heater. I can get one with a 6 year warranty from a local big box store for $329.00 plus tax. I called a local plumber and I can have it installed for $125.00. So let’s run the total number with an estimated tax for around $481.24 not bad in my opinion.
Next let’s look at the cost of a tankless water heater and the cost of installation. Another quick search so I am not spending all day on this little project at the same big box store gives me a 36Kw 6GPM tankless water heater for $560.00 (This unit has a warranty of 5 years on the heat exchanger and only 1 for parts and labor.) and installation from the same plumber of at least $600.00. The plumber did say that it could be more if he needed to retrofit it more than normal. So final numbers on the low end is $1,229.60 with tax, now let’s look at the totals on the next line.

40 Gal Tank- Electric total install is $481.24
36Kw 6GPM Tankless water heater – Electric $1,229.60
Difference of $748.36.
So overall before digging deeper into the cost of heating water the tankless doesn’t look like a good deal to me.

P.S. You can’t cheat the laws of physics…. it will take the same amount of energy to heat a certain amount of water no matter how you heat it.

“Electronic Signatures for Home Inspection Agreements”, by Nick Gromicko, InterNACHI Founder, and Mark Cohen, InterNACHI General Counsel. Great article on the differences between electronic and digital signatures and how they apply. The portions on Promissory Estoppel and Unjust Enrichment were very helpful. I had researched promissory estoppel recently for my daughter. This doctrine applies to many different scenarios. I liked the way it was broken down in the article to easily understand the key elements.

This dishwasher is clear of any evidence of corrosion. The sprayers work correctly, and it lacks any unusual noises. The soap door operates correctly as well. However, water back feeds into dishwasher when garbage disposal is run. There appearing to be no high loop. I recommend having a professional check installation and check door seal.

Essay of Article of Septic System Inspections.

In the illustration, it shows the inlet and outlet pipes, baffles and their locations. I find this illustration and essay incredibly helpful in understanding how the water is slowed down enough to lose the solids, and also not let any scum flow out. This illustration shows what we should be looking for for in an inspection.

I inspected a Whirlpool model WDT710PAYM5 dishwasher. The cycle ran correctly with no unusual noises. It drained properly. The soap dispenser operated correctly. The dishwasher was in good condition.

I read the article “Edison’s Early Accident” by Nick Gromicko and Kate Tarasenko. I am a huge history buff and I really enjoyed this article. I find it amazing that the early age of electricity was so unregulated especially when you consider how little of it can kill a person. I am glad that in this day and age when have regulations set in place to help prevent injury and even death from electricity.

This is a dishwasher, Brand name is Amana it was inspected and found working in good conditions.

Bidets
A Bidet is a plumbing fixture or type of sink designed to promote posterior hygiene. It is typically installed in a bathroom. Using a stream of water to wash yourself is simply cleaner.
There are several advantages of using a bidet over toilet paper. They can reduce toilet paper consumption by 75% or more.
Some safety precautions: They can transmit contagious diseases. Infants should not be bathed in a bidet. The water temperature and pressure may change, sensitive regions can be burned.

Attached is a picture of a dryer vent pipe that is entirely to long. When measured it was over forty feet and had two full 90 degree turns, reducing the max length it should be to fifteen feet. It did vent to the exterior and had the appropriate damper attached. It also properly did not have a screen installed on the vent exhaust. Recommendation would be to have the dryer vent rerouted so the vent pipe was no more than 25 feet (minus five feet for every 90 degree turn).

I just read the article on dryer duct safety. Over 13,000 fires occur each year due to dryers and the exhaust duct, largely due to improper lint cleanup and maintenance. Dryer ducts should not exceed 25 feet and the transition duct should not exceed eight feet. Any 45 degree angles reduce the maximum allowable footage by 2.5 feet and 90 degree angles by 5 feet. Dryer vents must also terminate outside the enclosure, however many are found to terminate into crawlspaces and attics, causing excess moisture in these areas.

The enclosed photograph is of an above range, Samsung Microwave. The microwave is functional, the range vent is controlled by a variable, 3 speed blower, the vent is not vented to the exterior, it is recirculating.
