It would help define the scope of the remediation. The moisture intrusion is obvious, everything else needs to be defined.

On the rare occasion that a client insists on knowing what type of mold is present I connect them with a local highly qualified industrial hygienist.

On other occasions I have referred them to a local remediation service who hires someone to do mold clearance testing AFTER remediation.

After much thought, I’ll be staying with EMSL. While both EMSL and RWS have great support (as I’ve stated I haven’t tried InspectorLab), EMSL tends to cater to professional mold inspectors. InspectorLab caters to home inspectors that also do mold testing.
There is a difference.
In Florida, we have mold licensing and a fine line exists between what a HI is allowed to do with mold testing before going outside of the bounds of his license.
I don’t normally perform testing with a comprehensive home inspection. I’m not sold on the necessity of it. The majority of testing that I do is when there is an assumed problem. I go in and inspect, do sampling, determine the source(s), and write a protocol for remediation.
FL Mold licensing laws require that a protocol be written.
It appears that HI’s are exempt from this by picking a choosing which pieces of the law they want to abide by and which ones they don’t. For example, an HI can sample anything less than 10sf. However, an HI is not required to do a written protocol because they are not bound by the MRSA license laws. They also aren’t expected to have the knowledge of mold, protocols, or remediation procedures.
In my humble opinion to do air sampling with a standard buyers inspection, then handing the buyer the results with no explanation, interpretation, or guidance is doing a huge disservice to the buyer/client.
I am curious, though, of those who do perform air sampling blindly with each comprehensive home inspection, how often do you find the need for remediation when no other evidence exists.
