I am finding a crack running along the ceiling from wall to wall in a living room, about 20’ long. The crack is a little less than 1/16” wide. How would you call this out?
Am curious what type of foundation the home had and how old the home is?
The question is how would you call it out? You were there and know all of the conditions so let us know how you would call it out so we can better understand your request.
Is it drywall or a plaster product?
I would simply write it up as a crack in the ceiling surface materials
I call them out all the time as heat and expansion cracks. Unless there is deflection or water stains it’s cosmetic. I suggest they be filled and painted.
I’m talking about drywall with a texture. If this is some other material, your mileage may vary.
i would say there is a crack in the living room ceiling. I recommend repairs by a qualified contractor…
Of course. I would also like to determine cause.
Was there a bow or sag?
Parallels or perpendicular a door opening or columns?
You have any images featherback?
What was the roof framing above the ceiling.
I would say a drywall, joint taping error. They did not tape that joint or stagger the drywall effectively.
Just my 2 cents.
Refer to a licensed general contractor for required repairs.
Thanks Robert. There was a much larger crack across the whole garage ceiling. Can you guys suggest how I should document this?
Armchair attorneys: would providing someone verbiage on what to put in a report increase our own liability?
Is there an attic above the garage?
Again, poorly finished drywall and tape.
Loose, Detached edge channel trim. Cracking/cracked surfaces. Poor overall finish and quality.
