Looks to me like a lot more work then the NACHI form, don’t you think?

This is enough information for most people decide whether or not they want to buy the place let alone insure it. I wouldn’t be surprised that Realtor’s pick up on this and begin ordering Citizen 4-Points in lieu of full home inspections.

Years ago I proclaimed that licensing would doom our profession, but it ain’t the licensing so much as it the standardization which will be our ultimate downfall.

As you said Joe, the way I read that form, it is a home inspection minus the appliances and doors and windows. To document the defects, you will have to find them first. That means, an inspection.
I’ll keep using the one I have unless Citizens demands this one.

I am suprised the form did not have the identifications of the main elec panel.

I would assume other companies would accept this 4 pt form as they mostly all currently use and accept the Citizens roof condition certification form for their roof inspection requests.

You were the one who didn’t want a “mini home inspection” and neither did I. Had people listened to what I proposed a few months back, it would have been limited. Now, to do these inspections properly, it will require a home inspection.

As I said on my blog, these two paragraphs turn the 4-point into a full blown inspection.

I know the form says they will accept another form that is similar, but anyone care to make a small wager on that? Checks can be made out to “Mako gas fund”!

We have insurers now asking for 4pt inspections on homes 20 years and older.

Someday the lowly four-point inspection will morph into the Florida Home Inspection Report… Count on it. Who really needs four or five different forms anyway?

I totally agree with you, I’ll start using this form instead ! I just took my 5-20 6-20 adjusters license with your brother in law in Miami this past weekend.

Busy. Did 80 home inspection in July. I’v got my future son-in law helping me and learning the bizz. He just graduated with his master degree in public administration and can’t find a job. Sad, but at least he’ll have another line of work to fall back on if city govt. does not pan out.

Love the executable you posted. You gave us your Lisc.# but forgot to sign it for us:)

I always fill out every box on the form and a lot of it is auto populated from other forms. I don’t know if you can do this in adobe reader, but there is a button in Adobe Pro that clears forms.
I left it that way so everyone could look at it filled out and if there are any mistakes,I can change them.

Attached is a “clean” version.

As stated at the bottom of each page, If another inspection form is used, it must provide the same level of detail as found on this report. I read that to mean that use of this form is not mandatory. My 4-point already addresses each item listed in the new report format. I will continue to use my form until, or if, I find that it is not accepted.

All I did, was insert the body of this form into my home inspection report. Then it will just be a matter of selecting which pages to print to a pdf.

I was reviewing the new 4 point report and came up with a few questions.
In the electrical section, does anyone know how to determine the “age of main panel”? Not without a permit.
I guess they don’t care about GFCI’s or AFCI’s anymore
Wouldn’t “loose wiring” be included in “exposed/unsafe wiring”?
I spoke with a licensed electrician I know and have worked with.
He explained what a COPALUM crimp would be. Does anyone else know/
He also did not know what was meant by “AlumiConn”. If anyone knows would you let me know?

In the heating section
I can determine if the system is in working order. What do they determine is “good” working order/
The old form separated heating and a/c.

Plumbing-
How old is your plumbing system? Any change would be an upgrade.
And when did a water heater become a deficiency?

Roof-
I like “Any signs of visible leaks?” I gues we don’t have to list the invisible signs

The old form is pretty straight forward. Simple questions with easy answers. There seems to be a lot of liability associated with this form.
And who is going to pay for “Separate documentation and certification” by a licensed electrician?

I just got a call and booked a 4 point for a past customer.

I heard the agent say they needed a 4 point on anything 25 years or older. It was a 1979 home.

I think the company is Florida Family but am not sure.

I told him $150 because he said it was citizens but then reduced it to $125 when he said it was not them. By the way I hate 4 points. Easy but I hate having unhappy customers and when you find a problem it makes them unhappy.

I hope many here will raise their 4 point inspections when dealing with Citizens.
