Must be the lady who called me and I told her $200.00.
Have fun!
I’ll be diving for lobster and be thinking of you in the hot attic!
No attics for 4 points
Heading North myself soon.
A little R&R in Jupiter at the Jupiter Waterfront inn. A little fishing on their 220+ pier and maybe a little snorkeling around Blowing Rock.
If you get some bugs try a little lobster ceviche.
I made some after Mini SEASON AND IT WAS GREAT.
damn caps
No attics?
Anyway, I usually just steam it then grill the lobster and serve with melted butter. It has always been my favorite.
Conch I’ll do cerviche’.
I normally wrap in foil with butter and herbs and grill.
No reason to steam.
First time I tried it rawish and it was pretty damn good.
I’ve been watching a lot of Andrew Zimmern over the years so I now try a lot of stuff by minimally preparing it.

ADDITIONAL COMMENTS OR OBSERVATIONS
This section of the 4-Point inspection must be completed with full details/descriptions if any of the
following are noted on the inspection:
Updates (provide full details of the types of updates
completed, date completed and by whom)
Any system determined to be NOT in good
working order.
Any hazards/deficiencies are present
Yep - Replaced toilet paper holder 1995 - Replaced by my 12 year old daughter
Is she licensed? did she pull a permit?
Coming soon…Citizens outreach 4-point re-inspection service!
…and then we must sign and certify that “THE ABOVE STATEMENTS ARE TRUE AND CORRECT”.
Since the form is not mandatory (although we must provide the same level of details), we’ll probably tweak the language a bit and create our own form that looks something like the attached (highlighted areas are some of the changes)
I guess if I put Joe Flipper re-habbed the house with a tube of caulk and a can of paint they will think that is hunky dory, huh.
Depends on if he did it correctly. I had a call yesterday from someone who wanted a four-point and I asked if things had been updated and the home owners said yes. “I did them myself”. I asked about permits and qualifications and no permits and the guy said he saw how to do things on HGTV. I said OK, the fee is $400.00 and you will have to, more than likely fix everything I find wrong. I suggested he call someone else, but to be careful as I would be willing to bet, Citizens is going to start their own re-inspection program.
For those that want an executable pdf file, go here: Citizens four-point
Thanks Eric!
That third and final page doesn’t have to be included correct? It’s just guideline info I believe.
Bert
It may not be, but when you go to print it out, just print the first two pages.
You can also add a picture page or 10, make them a pdf and combine the two documents in AdobePro.
Will do. Thanks Eric!

Other: The four point inspection submitted is not acceptable as it does not have enough details regarding the condition of the systems. A new Citizens’ 4 point inspection form has been created. While the Citizens form is optional, use of any other 4 point inspection must provide the same level of details as the Citizens 4 point inspection form. The form lists the minimum information needed to verify the types, ages and conditions of a home’s four major systems for determining eligibility with Citizens. Please have the inspector submit a more detailed 4 point inspection by the above date to avoid the application from being declined.
I responded with this:
The new form is not yet in effect and at the time of the inspection definitely was not 8/9/12. No specific form was requested at the time of booking the inspection. I have submitted a great many exactly like it to citizens and they have ALL been accepted. I suggest that the client files an immediate complaint to the O.I.R. Office of Insurance Regulation against citizens. There is nothing I can do to resolve this matter for you, the problem is citizens to deal with . They can send their own inspectior. I will happily add to any complaint you or your client would like to make to Citizens. They are breaking the rules and changing their requirements without notifying anyone. Feel free to contact me anytime about this matter. I have also attached a Citizens memo for your reference showing I am correct about the start date of the new form. Good luck and let me know if works out.

She said:
I believe the reason for this is due to the fact that the home had not been insured previously and we could not submit with a current bind date – it has to be a 30 day wait – making the effective date after the 9/1 date. I will call Citizens and see what they expect to happen in these situations.
I said:
Good luck. They cannot expect the inspectors or clients to predict what they will accept in the future.

I also sent her the lovely memo Michelle so nicely provided us with.
Michelle, Thanks for that for sure.
AND
yesterday I did a 4 point and actually asked the agent before doing it if the old my old form was ok and she said fine. That it did not need to be on the new form yet.
Mike. Would you mind posting the report you submitted? If they need further assistance you can forward them our info and we can help
Those who don’t bend tend to break. Just sayin’.
Naaaaaaaaaa I’am good.
Thanks for the offer.
Funny how this is the first time out of hundreds I have had a complaint.
Anyone think bending is why they keep pulling this s h i t?
Just asking???
Funny how this never happened before licensing.
Hey Eric,
Thanks for the pdf. Can you fix the electrical section? A check box is missing for 200A and the Other blank line is in that spot. Since you have been so kind, please.
I don’t know about the rest of you, but I appreciate how Eric always jumps ahead and throws these form changes out for everyone. Wish I had your skill, Eric. Many thanks.
