Commercial Inspectin in CA and Essay

Upon an inspection of a 10 year old commercial building, specifically the hot mopped roof I found premature deterioration due to the HVAC package units to have their condensate drains discharging directly onto the roofing material. This has become a common occurrence in the Central Valley as HVAC contractors perform unit “change outs” or as they perform tenant improvement on the specific buildings. We frequently stress or point out ot our clients the importance of running the condensate to an approved building drain line or out to the exterior of the building so as not to do damage to the roofing material.
