Commercial Inspection Fee Question

Hello All.
I have an inspection request for an 18,000 sq/ft , 13 bedroom, 15 bathroom, commercial kitchen that is being sold for $1,250,000. The buyer wants to use it for a family retreat instead of a commercial B&B.
I typically base my fees on sq/ft and the use of the space, but don’t have a formula for something like this. I have also done a percentage of the asking price. So how do you folks approach this type of space. I appreciate your constructive feedback.

Estimate how many hours you think it will take you to inspect and complete the final report and go from there, whatever you believe you’re worth per hour.
