This is the image of a sink in a restaraunt which appears to have previous water leakage upon my inspection the sink pipes seemed to be loose in various areas i would recomened pipes be replaced up under the sink

This valley in the roof is located on the southeastern side of the roof. The valley was inspected with Drone technology at eye level. Visual inspection shows that the valley is in overall good working condition. Asphalt fiberglass shingles is the material used for the valleys. The condition of the shingles visually appears to be in satisfactory condition.

EPDM (ethylene propylene diene monomer) roofs are a synthetic rubberized roof commonly used as a roof covering in commercial properties. More commonly found on low sloping roofs their strengths are resistance to heat deterioration, ozone, cold temperatures, and weather elements. Most common issues with EPDM roofs arise for leaking seams, edge/junction penetration, and wall contacts. The preferred method of installation is through full adhesion of a single ply with contact cement. The scope of inspecting EPDMs consists of inspecting: seams, roof-wall junctions, flashing embrittlement, membrane shrinkage, fastener backing out, chemical damage, coated membranes, ballast scour, ponding, damage from foot traffic, and tear strength.

The flat roof has a slight pitch to the north side of the building. The roof is constructed with a rubber membrane covered with smooth gravel ballast. Due to the extreme cold at the time of inspection the inspector did not walk on the roof to prevent damaging the membrane.

There are many components that go into installing a precast concrete roof system. Most of these components will not be visible during the building inspection.From the top surface the only visible components are the membrane and flashing so it is necessary to include observations from below the deck to give the full picture.

The attached picture is of a wheelchair ramp at a commercial building. It has a width of 48" between the rails, a slope of less than 1 in 12, and has handrails on both sides because the length is over six feet. This is an acceptable ramp to ADA standards.

Inspecting a bathroom with a tile shower. Iran the shower and finished up my inspection. I got out my infrared camera and went through the house. When i got to the bathroom the attached photo is what saw. The water had leaked out under the tile which could not be seen with the naked eye. The camera saved me a lot of pain down the road.

Inspecting a laundry room. I looked behind the dryer and the whole area was covered in lint. So much so that i could not even see the exhaust vent. the vent pipe was crushed and the hole in it was venting out behind the dryer and the owner did not even try to fix it. they said that they figured the heat from the vent just helped their electric bill be lower…really???
