Cracking of interior painted walls & ceiling

Hello all.

I inspected a friends rental for him for him. The home just had vapor barrier installed in the crawlspace & installation placed in the attic. They said the wall foundation was cracking do to moisture, so that what they had done.

Cracks have started to show on the wall, and on the ceiling again, so he had me come in to do moisture reading in the attic, crawlspace & interior of the home. Most readings were between 5 up to occasionally 13. I don’t think there was much of an moisture issue. Has anyone seen this problem before.

that looks like a pretty old structure…where is it located different areas can expect different readings this time of year…

Looks like a paint problem not a wood problem.

Most of the pics where taken in the attic, a few in the crawl space.

Where are the photos of the foundation?

That is an old home.
It looks like plaster repairs and repainted many times.

The home requires humidity. Say around 30% to 50% percent. As the wood or trim shrink the paint cracks when it is too dry. Gaps appears. Mostly in the winter due to heating.

Awesome, thanks for the response. Thats what I was thinking was paint issue. I told them to watch to see if cracks get wider.

There are a few of the foundation, the crawl space was to small for me to get in, so they were done from outside.

Too little information for more than guesses from afar. Where is the rental? How old? What type of foundation? Describe the vapor barrier. Is it on the floor of the crawlspace?
Old houses are rarely well insulated unless done retroactively. They are very susceptible to thermal contraction and expansion, so with major temperature changes, cracks under new paint will reappear.
As for as cracks in the foundation, are they truly new or is the owner scrutinizing the house more intently after spending a bunch of money on it?
