Crawlspaces - How many of you do those??!??

I don’t like going up on roofs, I have to admit…usually you can tell the condition of the roof from the bottom, but you can only notice the flashing defects when you are actually walking around up there…


As for crawlspace... I hate crawlspaces more than roofs, dirt, spiders, dust, and who knows what else lerks down in the dark! Thank God, I don't inspect in the South... I have heard of snakes, alligators, and everything else in those swamp like climates...

Tell me, anyone out there just DO NOT DO CRAWLSPACES! Tell me. and what do you do for a disclaimer, safety? etc.....

I am curious.

I haven’t found a crawl space that I wasn’t able to go at least part way into.


Crawl spaces tell too much of the story to not report on them.

Coveralls, latex gloves, dust mask hat, camera, 1,ooo,ooo cnd flashlight and I go in them all, I have ran into snakes, dead cats, live cats, racoons (thankfully dead) spiders this area has alot of brown recluse, etc…But, as everyone said, it tells the story! just last week by fully investigating a rather tight crawl (@ 44" clearance). Crushed sill areas, major WDI damage at beam bearing points and some floor joists, water problems, (sump pump has been dead since Hector was a pup) homeowner-wired subpanel improperly bonded with two triple-taps, and the beat goes on…


If you don't have any better reason to not inspect crawl spaces other than the fact that you don't want to, or you don't like them, please consider moving to my area and competing with me.

Probably 80% of the houses I do have crawlspaces. I am in at least part of all of them, but 2. One of them I could not even get my head past the opening directly into the sewer drain. The other one was just too small.

I’ll go into the crawl spaces if at all possible. I do look out for the litter critters though. Especially the ones above you hiding in the joists ready to drop down on you.


There was an inspector killed down here last summer by crawling into a bunch of brown recluse spiders. Nasty way to go too.

Any crawl I can get into, I do. Too important not to inspect the crawl. Most deficiencies are found in there. and they are pricey repairs due to lack of space to work.

I only dream about full basements. Out here in California we call those


wine cellars! I did a 4600’sf office condo complex today with full crawl


under every foot of it. Height varied from 12" to 20", excessive moisture/


muddy soil throughout. I had to stop and unscrew the cannisters on my


respirator, “Filled with mud”. You gotta love the feel of mud in your face


and joist framing on your back. Now that’s a Crawl Space! icon_idea.gif

You are not a home inspector if you dont go in the crawl space.


Would you want some one not to inspect the crawl space of a house you were going to buy? I dont think so!

Today I did a house that had a crack in the footings all the way around. From a crawl space I found that had a hidden door under loads of paint. When I went in I could see the house slab was seperating from the footings. Do you think the buyer was happy. She was a agent who now says I will get all of her companies work from now on. For she never seen an inspector go under before. When I could stick my knife into the crack 3 inches and came out with the photo she was greatfull beyond belief. Last week I did a new house and upon looking at the roof I found out the roofs were installed incorrectly and now the whole track of home owners are filing a law suit. Also from the attic I fould absolutely no nail penitrations. The tile were all lost or not even nailed, just set in place. It looked good from the ground though.

I am just glad that we have very few in Florida. I worked in W VA for Orkin. I hated going into all those crawl spaces.
