There are a few ways you can have your home inspection go smoothly and close on time with less problems. Confirming all services are on like gas and water can keep the inspection from being delayed. The inspection vehicle is clean, parked appropriately, in good condition. Being a truck it is sufficient for all inspection needs, carrying ladders etc. Magnets, decals or, wraps would increase the professional look and presence on site, and will help with marketing.

Review on if a home inspector misses something. Home inspectors are naturally subject to criticism and are often used as the fall guy. This stems from clients not fully understanding the standards of practice, and us as inspectors not preparing them properly. When an item is missed it can stem from this simple preparation, or it can be negligence on the inspectors part…

15 Tools Every Homeowner Should Own is a good thing to show and talk about with new/first time home owners. To show them when it possible for them to make a quick fix when possible. It good to give some info.

Appearance is vital when first meeting with a new client in person. One really good way to do this is to have a kind of set uniform. Whether you’re a single inspector or work for a company, having a look that’s clean and professional is important. It shows that you care about your look and your business with a set attire for inspecting homes, sure they might get a little dirty so having extras in your vehicle is important also so if its too bad that can’t be brushed off then you can change real quick before your next inspection. If you look clean and professional then clients are more likely to recommend you as long as your conversations and communication were positive also. It’s all a large puzzle that goes together to form the whole picture.

Research & Writing Assignment:

It’s important to remember that home inspectors are not code enforcers. So you want to avoid using terms that suggest your referring to code so as to not confuse your client during a walk through or a written report. Keeping your clients whether new or returning from feeling over whelmed during an inspection is important. Using phrases or words like “this is against code or this doesn’t meet current codes” is opening up doors for future potential problems for yourself and adding stress or confusion to your client. Always remember clients just need basic communication because they don’t all understand our lingo or training knowledge.

The attached picture provides a representation of what my work clothes and overall appearance for inspections will be. Good hygiene is a key factor in making a good first impression. Showered, cleanly shaved, hair combed, nails trimmed, and teeth brushed. Nashville is overall a very casual town, so my uniform of a pair of clean and ironed khaki style pants, a cotton three button golf shirt with business logo, and clean rubber soled shoes will present very professionally to my cusotmers. Making a positive impression of professionalism and competence starts with the basics.

The article I read for my essay was, “Boost your Inspection Business with Truck Signage”’. The article stated that in larger cities, truck signage could create over 44,000 visual impressions per day and up to 5 million per year. The article also encourages the inspector to maintain the trucks appearance both inside and out. (washing outside each morning and making sure interior is free of trash throughout the day). Some additional information provided in the article was to have enough key information on the truck signage to allow for the customer to know what the business does and how to reach them via phone or website, but also not to place too much information where the person viewing is overloaded and misses the key info. Lastly, the article notes to refrain from putting bumper stickers, political statements, or other personalized decoration which may either offend the potential customer’s sensibilities or make the truck look non-professional.

Inspection & Writing Assignment:

Keep my truck nice and clean. I should wash it in the morning before my first appointment if it needs to be washed. In this picture it definitely needs a good cleaning. I will wash it before my next encounter with a customer so that I ca make a good first impression. I will also make sure my clothes, teeth and breath are clean and fresh.

“Doing Damage During an Inspection:
It’s Your Job”
I loved this article. I never really thought about it that way. I’m the guy that would be apologizing and giving the discount, but, this article points out that I was just doing my job. And luckily it was me, an experienced inspector and not a family member or some other vendor or service person who discovered the issue. Now I can relax a little bit and not worry as much.

This promise to my clients is stated on my website. Additionally, it is one of my email signatures that I use when closing an email to a new client or real estate professional. I believe that it does a great job of helping clients to understand that I believe in the safety of their families first. This helps them choose me because I will take all the time necessary to ensure they have a full understanding of what needs to be done to keep their loved ones safe.

The client satisfaction survey that InterNACHI suggests is a great idea. I encourage my clients to give feedback, either through the homegauge website, yelp or facebook, but many people don’t really think about it after the inspection is done because they are concentrated on the many steps in the homebuying process. Providing my customers with the survey take away will hopefully remind them to provide valuable feedback.
