Inspected a home that experienced a major water intrusion. This is the cost of poor plumbing techniques: using a plastic frost free sillcock. Upon inspection of the Heating and cooling systems inspector notes that the name plate on the AC compressor has no information. This is probably caused by the age of the compressor. Recommend contacting a HVAC contractor to determine the age and life expectancy of compressor.
One thing that I notice that can get lost in an inspection is a thorough evaluation of the grading and slope of the site. This can contribute to so many problems with the home. I prefer to arrive early and walk the property without the agent and clients so that I can get a good perspective of the grading without distraction
I always like to arrive at the inspection 15-30 minutes early. I prefer to arrive before the agent or the clients. That way I can unload my gear, get a lay of the land and even set up the ladder.
