Just on a side note and somewhat similar, I live in “tourist” area with a lot of vacation rentals. Sellers and clients are always either putting hot tubs on their decks, or asking about doing so. Anytime I have these type of inspections and questions about the support, I refer them to either a deck contractor or to a hot tub/ jacuzzi installer for further evaluation and recommendations. SE’s are the last resort, but down on the list.
Observation: Enclosed 3 season screened in sunroom deck with insert fireplace insert, faux stone outer hearth and surround, and wood shingle exterior chimney chase.
Suspect: Deck support. Floor joist supporting the chimney chase run perpendicular secured on the right outside cantilever joist. Poor rear deck, fireplace and chase support.
Recommend: A licensed general contractor further evaluate the partly enclosed 3 season screened in sunroom deck and improve deck supports.
Just my 2 cents.
The deck has an addition that’s been added onto it. The inner joists for the addition are attached to a header that is cantilevered. then there are 2 each notched posts under 2 each joists on either side of the cantilevered area that the fireplace sits on, not to mention they didn’t use joist hangers on the outer sections of those joists on the addition.
IMO they should have, at a minimum, installed another beam with properly attached posts under that deck addition along or near the outer edge of the addition.
Whenever I find something that is IMO built wrong underneath, then look at what it’s supporting above, I recommend a SE for further evaluation not only to CMA but also for the benefit of my client.
I certainly wouldn’t want the same contractor to come back out to fix what he botched the first time, because it’s human nature when selling a house to get thing repaired for as cheap as you can, and if I was the home owner and paid big $$ to have that built, that that’s who I’d be calling.
I don’t think an SE will say it is okay like the contractor that built that said.
