Disclosure form for an inspector who does an inspection for an agent that he is married toare married

Hi Guys

So my wife is a realtor and she sold a home to some of our friends, and I was the inspector that they chose. I know that many of you are going to chew this up, but I just want to do the right thing and make sure that this is fully disclosed. A bit more info, this was a Pre Drywall for a new build, she is not the listing agent, but the buyers agent.

Disclosure is important…

EDIT: Many may remember when Jeff Pope frequented this forum. His wife was an RE agent and he did inspect her listings, etc. It was all about disclosure IN WRITING for him and his clients.

Most of the inspectors that have agent spouses seem to shy away from being involved in their spouse’s dealings (my empirical observations from reading a lot of forums and social media). And there is good reason. You will profit if the sale closes.

I wouldn’t want to be defending myself in a courtroom under those circumstances, disclosure or not.

Complete disclosure in writing is all that’s needed. All that you need to show after the fact is that all the parties were informed. Ultimately the buyer will still make the decision. Caveat Emptor!
