Is there a form to give sellers/agent pre inspection for them to fill out about water (public/private), heating, a/c, hot water and locations of shut offs etc?
I have never seen one before. Nice idea, maybe you can create your own. You can add things like “ensure attic, elect. panels etc. are accessible”

Its called a Seller’s Disclosure and they aren’t right half the time. This idea sounds good in your head but it is not very practical. First of all you should have zero contact with a seller or seller’s realtor. Second they have zero obligation to fill this form out for you at all. Third it would just be a big extra hassle to get this to them and back and then the info they give will probably be wrong at least some of the time. This is just a waste of your time in my opinion.
Seller disclosure does not identify the questions he was asking.
Presentation is key:

- Identify location of main and secondary shut-off devices
- Unlock all doors, access panels etc.
- Clear a path to attic spaces, water heater, electrical panels
etc etc.
Good luck with that one in a world that is not perfect.
If I was the listing agent or seller I’d tell you no way you’re crazy.
All of which you should arrange through your buyer of the buyer’s realtor.
I’m thinking that it can be presented with the agreement…and here… I’m gonna give you a drink of my half filled cup of milk…along with half of my cookie!

The document could be part of the arrangement. Forward it to the buyer or selling agent. They can pass it along to the seller/listing agent or throw it in the trash.
You can test it out and see if you get any cooperation. A little bit of advertising along the way
im pretty sure the disclosure’s I’ve seen ask about all of that he was asking except for shutoff’s and again most of the time they are wrong. Just wait until he takes a seller’s word for it being public water and its on a septic then what.
Lol, well if he does that then he has bigger problems than this document can resolve.
No one says he can’t try it. I was just telling him some of the downfalls of such a thing. It was just an opinion.
I wouldn’t take their word for it, but possibly a heads as I’m going into the inspection…and if the seller states one thing but its another, there way be some liability if it ends up being a concern…you never know, thanks for all the input folks!
In this state Realtors usually ask their seller to complete one.
Guess what… … … seller’s disclosure not required here UNLESS it’s a biggie that would affect the material value of the property.
They’re not gonna tell you the roof is shot. How would they professionally know.
If you google it James there are 10’s if not hundreds of them on other inspectors websites. Here is one for example but again I wouldn’t do it.
