Again, just read the post where an inspector has written on the forum that he publishes the same day.
The evidence Is there plain as day. You wanted to post a snarky comment about inspectors that published the same day. You created an imaginary “fact” that aligned with your beliefs. You live in a blue state, and this is something that you have grown accustomed to doing.
If you’re confused about what you’re inspecting and need a couple of days to go over the report, you should not be in this business. I know enough about your reading skills where I can just imagine how bad your reports look. I don’t need to call you any names, your post makes you look very foolish.

In relation to this thread, how is delivering same day reports in any way related to delivering onsite reports?
I never said I needed “a couple of days to go over the report” because for the last 21 years I’ve delivered same day reports.
Your poor reading skills are once again becoming quite evident, it seems you should probably be taking a couple days to deliver a report, at least when considering your lack of reading skills.

Anyone ever look at the listing pics and think they could probably deliver the report before the inspection?
I had one like that, A number of years ago a lady called me from Florida to inspect a house, she mentioned she really liked it because it was on a bus line and her daughter would be attending the school just down the street here in Cincinnati.
So, I booked the inspection and when looked it up online, there were no pictures of the inside of the house, just one of the outside, it was a traditional 2 story with a detached garage. When I saw the asking price of 12K I knew something was wrong, so I called her agent and he told me he tried to talk her out of buying it but she insisted, HHMMM.
So I went to inspect it and found a 5 foot diameter hole in the middle of the house that extended through the roof, through both the first and second floors, and into the basement, there was actually caution tape around the hole. I’m pretty sure she didn’t buy it.

It was big enough for part of Skylab crashing through, although I think it was just from many years of neglect and sitting vacant, I was surprised it was even for sale in the condition it was in. I’m guessing the tear down would have cost more than the property itself was worth being there was a school within eyesight and the house had lead paint and asbestos issues that would have to be abated.

You can’t do mobile reporting and publish onsite if you are not onsite.

Years ago on the message board Inspectionnews.net I remember someone posting that when people were calling and trying to beat them down on price they’d offer another/cheaper option… buyers could take a bunch of pictures of the house and send them over and he’d give them his opinion
I’m thinking it might have been @spatterson5 as he was on that board a bunch and I’d love to give credit.
You know, been using the gmail “send later” feature a lot recently. If I think of something I can cancel the send. If not it’s out of mind and off my plate…
I always tell my customers that I’ll have the report to them within 24 hours, then I send it as soon as I’m finished. I do most of the report at home so it’s never done too soon.
I had an inspection last week where I wrote up a fair amount of the report from the MLS photos before I got there. As I did the report on site, I kept smiling when I got to sections already filled in. It was still a lengthy inspection because I had several lengthy conversations with the client.
I tell my clients that they should expect the report by 10:00 PM the night of the inspection. It may be earlier depending on how the rest of my day goes. With this, I always try to have the report early as possible, but not within an hour after the inspection. I have never had any complaints.
Ha! If only that were true. Most buyers are paying for whatever inspector gets referred to them by their real estate agent (regardless of the inspector’s experience and knowledge) and/or the inspector who charges less.

Yes it has become that. Sad, but that is what this site has fallen into. Nick is a proponent of Free Speech on his forum and it has become a free for all melting pot with some great info for HI’s being posted splattered in. Just have to weed out and ignored the ones posting BS.
