What does the roof framing look like in the attic?

Hi Randy. Unfortunately, this attic was inaccessible.

1 the valley is on the wrong side.
2. rake overhang seems to be sagging in the middle.
3. bottom course in the valley need to be interlaced, not cut.

other then that looks good.

Does the angle of the sun make that one section look worse or does the entire roof look like that?

This is the only part of the roof that appeared odd.

How did you inspect the roof?

Do you have any pictures from other angles?

Looks like a framing/sheathing problem causing some adhesion issues.

Sheathing too thin.

This could be almost anything. Outriggers could be loose or sagging or never nailed. Plywood could be turned the wrong direction. Joists missing or loose or or or …

Could be ventilation issue

Roof deck sheathing sagging between trusses reasons.
Poor truss alignment.
Truss Span exceed rating.
Panel installation.
Missing H-clips.
Poor inadequate attic/roof deck ventilation.
Saturation.

It’s funny where everyone’s eye goes first. The first thing I saw was the lump just uphill (towards the top of the picture) from the valley. I thought it was the upper edge of the metal valley flashing… except it’s a cut valley with no metal (unless it’s underneath?). I think sunlight being cast on the roof is making things look a lot worse but it’s really tough to say without being there and/or with more pictures. A single picture and an open-ended question to a group of home inspectors will rarely get a consensus opinion.
