Pretty sure about this one but just figured I would confirm. The home I inspected this morning was a flip and they installed a deep kitchen sink. The extension for the drain is slightly above/almost right in line with the disposal drain. This isn’t going to drain efficiently at all, right?
The p-trap water seal should be no more than 4 inches from the top of the dip. In your pic it appears to be more than that. Also no high-loop for the dishwasher. Call it out for correction.
Thank you, slight leak where the pipe connects to the disposal as well but not very visible in the picture. I appreciate the help!
Thank you, wasn’t aware of the 4" rule so that is good to know. Aside from the height of the trap, the fact that the drain from the disposal is about in line with the trap arm will cause some problems as well and should be written up as well, right?
Brian except for the things that Marcel and Simon have mentioned everything else under that sink is OK in accordance to South Carolina Residential Building Code.
I know that discharge pipe from the disposal going into that T fitting is a little bit weird but it’s actually OK.
Thanks for the clarification! I appreciate the quick help everyone.
