Farm Bureau Four Point

Yep…and had people listened to me, we would have had a standard form from the OIR, which would have prevented this.

What has gradually happened, and will keep happening, is the four-point will get more detailed, becoming a replacement for a complete home inspection. The insurance companies may start adding a few things as well. :wink:

I know several Realtors who are pushing that along with a wind mit.

The OIR will NEVER give a 4 point. THey must as mandated by the Stade give discounts for wind mitigation features. A 4 point is the insurance companies decision on if they want to insure you or not. They can make it as detailed as they wish. My only issue is since the insurance policy is their investment I believe they should be the ones paying for it or having their people doing it. Good bye for home inspectors doing them and decent prices if that happens. Hopefully I will never do another unless for a friend or training a new guy :slight_smile:

Which was, had this been settled long ago, none of this would have happened.
Now, insurance companies will dictate what “needs” to be inspected, remember, if someone is getting a mortgage, they have to satisfy the stipulation of said mortgage, as in, insurance, which eventually, will lead to the elimination of home inspections as we know them today.

Picture this, the 4-point requirements are reduced from 30 years to 20 years, and I hear some companies are already doing this. That means, homes built prior to 1996, will require 4-point inspections, and the Realtors will push the 4-point inspections. Then you have the bottom feeders who do these inspections, improperly, combined with a wm for 200 bucks.

This is another example, of what I told a Boy Scout Course Instructor today, many people can barely think about what will happen 8 minutes from now…much less 5 years down the road…

You and We do not and should not have the right to tell insurance companies what they want to do as their due diligence for their stockholders and company to make a profit. I believe they should pay for it and it should not cost the homeowner. If I was an insurance company my standards would be way higher and I would only hire my own people I knew and trusted to do the home inspections and they would be damn near full inspections. Who would have ever thought I would be here defending the exact companies I personally dislike greatly.

“We” should have come to an agreement which gave the insurance companies a form of what information they wanted, and then we wouldn’t have to worry about them infringing into the home inspection industry.

Do you remember the days of a one page letter for a four-point?
It has certainly changed since then! And, not for the better.

Yes we agree not for the better but I would think you would prefer it just from what I know of you.

No I do not know how my premium is decided. I imagine it changes a bit from company to company. I would bet People’s Trust use a different method than most.

I would rather learn to play my new toy :slight_smile: a ukulele than worry about that. Better for the head.

I am doing my first Farm Bureau 4 point today. I am sending my normal 4 point form. See what happens. I send my form to everyone else including Citzens all the time and have never had a complaint. The only one I do a separate form for is State Farm and I only do them for my home inspection customers.

I believe they now take the Citizens form also

The HO pays for the inspection, this gives them the right to shop for insurance. If the provider pays … they probably would not let the HO shop around.
