First Inspection with IR

The first inspection with my imager, in fact, the first room scanned. Amazing tool! Leak is from 5 year old flat roof with a wood deck attached.

It seems as though your moisture meter has an transmission of 1.0 because it is not showing up in your thermal image. :slight_smile: Now that inspection just cost ya another $1695 since transmissivty is not covered in Level I.

Good to hear John. What imager did you end up going with? I am guessing B40 or B50 or an out of focus B60.

Out of focus b60. Of course I realize that focus, focus and focus is important. First time jitters, will improve.

No offense (I have a IR camera too) but most good Home Inspectors would have seen the discoloration, tape lifting and surface texture changes.

But a good find, none the less.

If nothing else the IR pic looks much more convincing than the regular pic and moisture meter alone.

The IR pic also shows the extent of the damage/penetration. The visual and moisture only shows the surface and % of moisture where the meter is physically touching.

Pics like this make it really easy to sell a whole home infrared inspection if the inspector was not already doing such.

I am a very good home inspector and yes I did note the apparent minor stains before using the imager. However, the infrared does show the extent and is certainly more convincing as Michael stated. The client was impressed. Just trying to share the experience with other interested inspectors.
