Florida Commercial Inspections w/ two adjoining apartments

Does the state of FL require NACHI certified home inspectors to earn a separate certification to perform a commercial inspection? I was asked to perform a commercial inspection on a small store w/ two apartments upstairs.

There is no certification and no requirement to do a commercial inspection in Florida

@rlewis5 has it. But then remember not to use the residential SoP. Best come up with your own commercial scope of work and standards.

This is one option:

You don’t need any of that.

I agree. It is not needed in FL but not required is likely a better description. We have performed many commercial inspections in FL and I understand where you are coming from.

For the OP, I wanted to make few quick points. Be sure not to use a residential SoP (I think FL has one that is required for residential).

Two; I would define my scope of work and what standards I am using prior to performing any inspection. This may be the CCPIA or ASTM SoP or whatever other reputable standards that are out there. Pick one, understand it and follow it.

Three. Your E&O insurance is something else to consider. That is a different animal when it comes to commercial.

Thank you!

I appreciate the info
