This looks like a mess to me. Is there anyone that can tell me what’s going on with this foundation? Is this the foundation wall? Do I need more info?
Btw, I have not been to this property yet. I’ll be inspecting it tomorrow.
Thank you

It looks like a partial poured wall and a partial block wall.
The poured wall part looks like a protrusion was chipped back out of the way.
The block wall part looks to be missing a block or two.
Yes.
Looks like a fair amount of foundations in my area. Look for actual performance rather than strict adherence to modern building practices.
So, to see if the integrity is good, check for evidence in the structure above? Should this be called out anyway?
Thank you
One would check the foundation like any other foundation. Look for cracks, displacement, settling, etc. And, yes, looking at the structure above the foundation walls is part of your job.
I can’t tell from the little picture whether I would call it out or not. Being there is the best way to tell… without more and better pictures and information.
Agree with Ryan.
Remember, this home appears to be near 100 years old, (1920s/30s/40s ??), so much of what you see will not match up with modern techniques.
Take lots of photos of stuff you are not sure about, (close-up and further back overview), including all Data Plates and any printing on piping, etc… and post in this same thread for help.
Good luck.
Thank you. I’ll do that!
This one snapshot only tells me further information needs to be collected. I have concerns with the gaps and what appears to be sistering of materials and improper load points. Old homes have a lot to look at. We need a dozen more photos, inside and out and some sort of floor plan sketch to even begin to make an educated guess. Basically, I would need to be there.
If you zoom in a bit, these sistered pieces have settlement indicators. They don’t align. Once again, you were there. What did you see?
His inspection is tomorrow.
Thank you! I went straight to the photo. It will be interesting to see more photos.
Wow. This is great information! I’ll do the inspection this morning and get some pictures of the rest of the house to show (if anything related).
Here are some more photos of the foundation. Please let me know what you think.
A crack in a bedroom closet. Cracks on the exterior foundation.
I would call out the cracks in the foundation walls, any deterioration viewed, and any staining that may have been present.
Hard to tell from the pictures if the floor structure is built correctly, but it sure doesn’t look right from what I can see, I also see joists that are missing joist hangars.
If you’re not comfortable with what you see concerning the foundation walls and or floor structure, you can recommend further evaluation by a SE.
On another note, I see the cat is on mouse patrol, so at least there’s that.
Thank you
