Garage firewall on manufactured home

I inspected a manufactured home that had a two car garage built onto the front. No additional sheathing materials were added to what would be considered the fire wall; the back wall of the garage is just T111. There are no doors that enter directly from the garage into the house. I am concerned that this would not be considered an adequate firewall, but haven’t encountered anything quite like this before. The foundations are separate, but the roof is joined. Thanks for your input!

So is there still the original exterior cladding on the home, and then this T111 sits against the original wall?
If the original wall is still in place, then I wouldnt think it would be an issue

Sorry, the T-111 IS the original exterior wall. Essentially a three sided garage was built, using the original, unaltered exterior wall of the original home as the fourth wall.

Since the original wall is still in place I think you’ve answered my question, but if it seems like I’m not understanding I appreciate anything else you can tell me!

I believe the wall in contact with the home (even if original) must have a fire barrier. Does the T-111 satisfy that barrier requirement? I dunno.

I would list it as a concern. Also tell the client to ask the sellers for permit information and other related docs.

IMO, this may conflict with Manufacturer requirements, and may also be a Code violation with your local AHJ. That would be my first two phone calls!

There needs to be a 20 minute fire barrier on the garage side of the wall assembly if it is attached or within 3’ of the home. The most common material for a 20 minute fire barrier is 1/2" thick drywall.

Thanks everyone! I went ahead and called it out, suggesting the client pull the permit records. I wasn’t expecting this many responses so quickly, I’m glad I posted.
