If you want to protect yourself for damage caused by you during an inspection, then it’s very important.
General liability insurance is just like any other insurance, you don’t need it until you need it and then you’ll wish you had it.
Keep in mind, E&O is for what you miss/omit from the inspection. GL is covers many areas like breaking a window with a ladder or stepping through a ceiling while inspecting an attic. And these are simple, low cost examples.
If you intend on performing New Build inspections, plan on having 1M+ coverage naming the Builder just to be able to step foot on the property!
If you do much business with listed properties you’ll most likely need GL insurance to satisfy the local board of realtors.
It is like any other insurance - you will be glad you have it when you need it. Make sure it is a good policy - you get what you pay for as the old saying goes.
