Electrical problems found in this “Completely remodeled” home. Owner is a realtor to boot.
No gfci’s in the “fully remodeled kitchen”
Live branch circuit lying under leaking drain.
no junction box , and a less than professional installation.
No gfci’s in the “fully remodeled kitchen” - Yeah, but the tile looks GREAT!
Live branch circuit lying under leaking drain. - Nice splice
no junction box , and a less than professional installation. - Mated to ZIP cord no less.

the **WOW **factor is you listened to or read the realtor’s pitch **"**Completely remodeled" means make-up at best in most cases. No meaningful work to upgrades to installed systems ever occurs or was intended.
Welcome back to reality

it’s that pretty tile that sells the house Chris…nobody looks at those wires under the sink or up in the attic …you know that
I think the term “polished turd” applies here.

I will recommend that the seller (realtor) adds that term to his FSBO listing!
A nice “back door” move on all parties.

I love the insulation install and the romex running on top of the joists.
Plenty of it and nice and neat…

Because of the plumbing problems and less than professional completion of all work the Dish washer and Jetted Tub where NOT tested.
I inspect until I feel further inspection could cause damage.
