Knob & Tube wiring was a building practice that has all but been abandoned by most modern building contractors and licensed electricians throughout the country. In fact, many house fires in older residential and rural houses are no longer “insurable” by many carriers because of their related safety concerns. Home inspectors sure make these conditions known to a client, if they presences are found.

Healthy Homes, Part 3: Housing Regulations of Healthy Housing Course, states that, Housing codes are distinguished from building codes in that they cover houses, not buildings in general. This statement could be improved, such that the Residential codes (IRC) are dedicated to residential “construction” as the Building codes (IBC, IPC, IMC, NEC…) are to commercial, industrial, high-rise… “construction”, whereas the Housing codes are dedicated to regulating “occupancies” or “usage” of residential buildings. In other words, some “occupants” are either ignorant or apathetic regarding unhealthy or hazardous “behaviors” in and around their dwellings. For example, raising hogs in a suburban backyard, smoking in bed, changing car oil on the front lawn, maintaining high weeds or dead tree limbs near the house during fire season, etc. etc.

A wrecked-junk car was observed on the south side neighboring property. This is an attractive nuisance to children and a blighted condition which poses potential hazardous risks to health, safety and property values. The local code enforcement officer should be contacted to investigate and process abatement of same.

this is the four-unit structure that sits on the corner, there use to be a very small one bedroom house that sat in the place before it was bull over and this came in its place, but when the codes were talking about off-street parking, the parking for this structure is under the building.

garage door opener , in this inspection of the door for this garage door was kinda off , for one the sensors was off by a half of foot on one size , when the door did close , the door hit the ground and bounce back up or open without the use of the door opener or any obstruction of any kind .

The house is built by code when it is built by district requirements and those are lead by state and international codes. It covers whole building including constructional components; foundations, floors, walls and mechanical components; plumbing, electricity. House must be inspected from beginning and during construction

As stated in the course literature, building code should specify the structure be sound and good condition. The attached photograph shows a failing brick foundation. As can be seen, the corner brick has completely failed and the rubble was removed. The homeowner attempted to fill the cavity with spray foam, but appeared to give up. Being the corner of the house, there is a significant amount of load from above which should be transferred through the concrete, frost wall, footing and then the soil below. In this condition, the bricks and mortar will continue to fail and the beams above will continue to sag and settle.

Local governments dictate restrictions on how property is used via zoning ordinances. One aspect of zoning is which parts(s) of the property can be used for what. Setbacks refer to how far a permanent structure, or component, must be from the property line. Each municipality has their own set of rules which can depend on the actual zone (residential, commercial or industrial) as well as what will be installed. For instance, a 50 foot setback from the front property line, 15 foot setback from the side and a 20 foot setback from the rear property line could be one scenario. Prior to the installation of anything within the setbacks, the homeowner must make sure they are allowed to do so.

This old vacant house was damaged by fire one night. With the utilities turn off and detach now its becoming an very bad eyesore in the community and unsafe. The city’s planning, zoning & building department is now looking into demoing it before someone gets hurt.

The property located at 152 W Locust St was inspected by George Carter for violations of the city of Newark’s Property Maintenance Code. Upon inspecting the premises, I found the kitchen to be inadequate to regularly prepare meals, due to a lack of facilities. Also the sanitation of the kitchen was deplorable, and would be unfit for human occupation under the city’s ordinance, specifically section 108.1.13 of the City of Newark’s Property Maintenance Code.

The illustration described in this essay is from InterNachi’s Illustration Gallery title “Electrical Inspector”. From viewing the picture an inspector can learn that the service panel has many parts to check. Checking the cover and breakers is not a sufficient inspection. The dead front needs to be removed. This will enable the inspector to evaluate the wiring, and other configuration of the service panel.

There are a number of issues with this roof system. There are sections of shingles missing in a few spots, a tree is hanging over the top of the system, there appears to be moisture damage under the eaves (likely from the gutters), and the shingles are showing signs of deterioration. A contractor should be contacted for further evaluation.
