The seller (non client) requests I omit the fact that there are foundation cracks. I politely inform the seller I am obligated under the Standards of Practice to inform my client of the presence of the cracks and any other items I may observe that fall within the Standards of Practice.
After reading the article on the “three photos every inspector should take” I realized what a great check and balance practice that would be. Forgetting to turn off any water using system could be very problematic. As my camera does not have a time-stamp feature I would simply hold my watch next to the meter and take the three images at two minute intervals. I would do the same for the thermostat in the house ensuring I returned the setting to the value it was set at when I arrived.

But using word like expert the client can hold you to a higher standard and if or when he results are not met then this could lead to problems down the road. Finally, do not overly address an identified defect and give salutations, if defects are found recommend that the owner/buyer call an EXPERT out to further evaluate the situation.

If I were the home inspector being asked to take it easy on the roof, I would, in a professional manner, explain to the homeowner that i would do the best job possible to ensure all aspects of the roof are thoroughly inspected. But according to our code of ethics I would have to report all findings truthfully and honestly.
