I have found a realtor/home inspector/appraiser in this area. Do you see a conflict? At first I thought he used these skills to help with finding a house but I just found out yesterday that he charges for these services.


I am looking for a house to buy and went to a open house. He informed me that for an extra fee, he will do the home inspection and appraisal service. He explained that this will speed up the process of buying the house. If you didn't catch on, he was the realtor for the open house, selling the house. He gave me about 6 pages that talked about his services. I asked a different realtor that I know and she informed me that he gets a lot of business.

Interesting!?

He's been in business for 8 years.

Just something I thought you guys would think is interesting, I know I did.

In my state we cannot hold an appraisers license or real estate license…it rids itself of exactly the conflict you’re talking about.

I believe as long as he is disclosing that he has financial interests in the other companies, I don't consider it a conflict of interest.

Most likely he is pretty careful not to cross the line because his butt is hanging on the line.

That would be the thing. I would think that as long as you said, he even though I am inspecting this house, oh yeah I am also the realtor.

How about I am ready to do an inspection and I tell the client oh by the way if there is anything wrong with the roof, I am also a state certified roofer. I do not think there is anything wrong with being all of the different professions, just not on the same job.

I did a job Saturday for a real estate appraiser and he told me that the ORG that he does a lot of continuing education with suggests that appraisers should try to get in to the HI Field to keep them busy. He gave a magazine that was combined for the Appraiser and Home Inspector. Check this out http://www.revmag.com.

I know that some state prohibit working on a house that you inspected for a period of upto 12 months.

I agree that you shouldn’t work on a house that you inspected. My question is what is the difference to the above stated question about


realtor/appraiser/inspector. Realtor wants house to pass inspection. Realtor wants appraisal to meet mortgage company requirements. Sounds like to much of conflict if I am doing them all.

The seller/appraiser/inspector agent should go for the grand slam and ask to be the buyers agent too.

Paul, he did ask. That’s how I found out that he charges for the extra services. I wish I asked him how much he charges. I’m surprised he doesn’t do termite, radon and everything else.

I use to be an appraiser/broker. An appraisal requires an unbiased evaluation. Therefore, the agent cannot appraise his own deal.
