How often does your client meet you at the inspection?

99.9% of my clients meet me on site at the appointed inspection time.

Once in a great while, my client will send a representative from their side, but that is quite rare.
I’ve even had clients tell me what time they will be flying in and I book their inspection around their arrival time.

The Realtors are always involved in the inspection process in Massachusetts.

I have never performed an inspection solo.

I am with Russell, most of my clients are out of town. Also, I hate stupid questions that are outside my scope (kidding), besides most of the stupid questions come from Realtors as it buys them time to figure out how to spin it when I am gone. (kidding again). Or am I?:wink: . I like my clients to be there after I get my work done and go over the inspection areas of concern. But I leave it up to them!

Same here. I generally turn down weekend inspections and after 1 pm appointments. I have only not been paid once in 5 years and that really was my fault I think.

I have a real active family life style.

I would say about 80-90% of the time my customers attend the inspection.

The 10-20% of customers who do not are either:

  1. Regular investors (out of state) which are about a dozen or so 10% +/-

  2. Buyer agents for customers out of town 3% +/-

  3. Customers out of town 5% +/-

  4. Rarely in town customers do not attend the inspection 2% +/-
