How to Inspect Water Heater Tanks Course

After further evaluation of this hot water tank in the garage it is deffently in need of a professional plumber to do the repairs and inspect the tank for replacement. The electrical supply is under rated wire, the trv is not correctly plumbed , expansion tank is not supported ,no catch pan under tank, and tank is showing signs of moisture and rust from underside.

This is a photo of a capped temperature pressure relief ( TPR ) valve. A TPR valve should never be capped. If the valve is capped or restricted in any way, it will prevent the water heater from venting and can cause it the explode.

Garage inspection. I walked into this garage and noticed the roof trusses were not properly installed on top of a studded or masonry wall.see photos. Recommend have a structural engineer write a repair procedure or have a licensed contractor evaluate and repair as needed.

Burnham Alliance indirect 40 gallon water heater was install in 8/20/1996 and is approximately 22 years old.It is probably near the end of it’s useful life. You will need to monitor for leakage in the future and budget for a new one.

Electric (40-gallon) water heater is located within hall utility closet within living space. Water heater TPR valve is present and a TPR drain pipe properly terminates within plastic catch pan located under water heater. Water heater catch pan is plumbed to properly discharge water outside building envelope of residence if required.

Concrete curing is a process of regulating the concrete temperature and controlling the rate at which moisture leaves the concrete during the beginning stages. Regulating the temperature and moisture assist in guiding the process for concrete to reach its design strength. The concrete must be maintained at an acceptable temperature to prevent potential freeze damage or damage from overheating.

In this photo, the deficiencies are quite clear. Gas lines have been installed in the place of approves water lines for the supply and return water lines. It is also worth noting that a small amount of corrosion is beginning to form at the hot water connection. These issues should obviously be addressed by a qualified plumber.

Having access to a good quality water heater dating chart is an important part of the home inspection process. Being able to determine the age of a water heater can assist the inspector in providing reliable information to the home buyer as to when replacement may become necessary. Although the life cycle of a water heater can vary, they typically range from 10 to 14 years.

This is a photo of a 50 gallon water heater with an incorrect temperature relief discharge pipe. The pipe is pointed to the back of the wall and can cause damage to the drywall if activated. It should be evaluated by a qualified plumber for correction.

I studied the picture of a gas fired water heater. The sediment trap should be located downstream of the shut off valve as close to the water heater as possible for easy cleanout of the the trap. The gas shut off is commonly found downstream of the sediment trap but it is incorrect installation as it does not allow for easy cleanout.

Tested this receptacle. It failed for having a ground. I removed the cover to get a picture. The entire box has been plastered in around the receptacle. I am unable to visually verify the no ground issue. This also is against the NEC for being overfilled. Also the plaster should not be in contact with the receptacle. This needs to be corrected by a qualified electrician.

There is a distinct difference between AFCI indicators and the test button on an AFCI device. The AFCI device produces an actual arc fault. It is the primary test relied upon to assess the functionality of the AFCI. Indicators create waveforms that are not true arcs but are characteristic of them and aren’t completely reliable as a measure of an AFCIs functionality. Therefor indicators may not cause a perfectly functional AFCI to trip.

The article I read was Estimating the Lifespan of a Water Heater,
by Nick Gromicko and Barry Fowler ( https://www.nachi.org/lifespan-water-heater.htm ). From this article I had learned that ventilation is very important to the life span of a water heater and without proper ventilation it can decrease the life span.

Pictured in the image I posted is a TPR (temperature pressure release) valve. This valve is a safety deceive that is required on all water heater tanks. It is designed to open up to relieve pressure on the tank. It can be triggered by temperatures exceeding 210 degrees Fahrenheit and/or tank pressure exceeding 150 psi.

In the article I read, I learned about TPR valves. The temperature pressure relief valve is a safety device installed on all water heater tanks. It is designed to relieve excess pressure from the water heater tank to prevent a catastrophic explosion.

Upon inspection of the hot water tank, the location of the TPR valve was within 6 inches from top of tank. Brand of the TPR vale is WATTS. There was not noticeable rust around the threads and original tags and label plate are present. Adequate drainage pipe is connect leading down to the floor with no signs of blockage.

Sediment trap,

The Sediment trap is meant to catch any contaminants in the gas line before they reach the ignition point. There should be a shut off valve above the sediment trap making cleaning of the trap easier. No connections should be made to the trap, leaving it so serve it’s purpose.

Flashing is fitted correctly and in serviceable condition where visible, there were a few nails in the roofs shingles that require tarring, not silicone. I recomend having a qualified roofing specialist come to inspect and tar every nail that requires it.
