"How to Perform a Garage Inspection Course"

I’ve read the short article titled Garage Inspection. In addition to the topics discussed there, I’d like to add a few of my own. It’s very common to see ceiling joists cut to make room for the door opener track. I always call this out and also very carefully look on the outside of the walls to determine if they are spreading due to lack of a constraint by the cut ceiling joist.

This is a garage inspection showing a photo of the sensor eye at 14 inches from the floor and being a improper installation, the eye should be at 6 inches to allow to sense small animals or small children in its path

I read the article titled A Garage Inspection on the subject of the trusses being altered and learned that they cannot be altered because they are designed to bear loads at specific points and what to look for in altered trusses

At the garage man door going into the garage the threshold has been removed and now the entry way to the living space is not fire rated. The inspector recommend that you have a licensed contractor evaluate and repair as needed to insure a fire rated entry way to the living space.

Doors going into the living area in the home should be sealed and fire rated to prevent toxic fumes coming into to the living areas. They should have self closing hinges or closures that shut the door into the frame properly. And should be solid core doors or 20 minute metal fire rated door.

Garage doors are large, spring-supported doors. Garage door openers control the opening and closing of garage doors, either through a wall-mounted switch or a radio transmitter
Garage doors are typically among the heaviest moving objects in the home and are held under high tension.
Inspectors should not operate the door until they have inspected the track mounts and bracing. Doors have been known to fall on people and cars when they were operated with tracks that were not securely attached and supported.
garage doors and their openers can be hazardous if certain components are missing or defective. Inspectors should understand these dangers and be prepared to offer useful safety tips to their clients.

inspection of components and functions of a residential garage. Learning and understanding these components and functions will allow the inspector to effectively recognize defects in condition and installation.From drywall opening, garage wall opening, door opening, stairs , under stairs ,electrical, floors and to the ceiling can make for a good garage inspection

this is your standard receptacle. according to code there must be a gfci receptacle in the garage and this is not a gfci receptacle. this receptacle should be tested with a gfci tester and noted upon it does not meet the standards.

garage inspection. be sure to look at the garage as a whole unit. check to make sure it is structurally sound as a whole as well as inspecting each individual aspect in making sure is all how is should be.

The rafters in the garage should be finished with a minimum 1/2 inch gypsum board separating the house from the garage. The attic access hatch should also be covered with a minimum 1/2 inch gypsum board. Recommend having a qualified contractor fix this safety hazard.

If you dont pay attention to the fire barrier between your garage and home, you best read the article Fire Safety for the Home. Then implement #1. Plan and practice your escape from fire! Involve the whole family so you will work as a unit. In addition, the fire barrier is intended to be an air barrier to stop carbon monoxide from entering the home. Especially if gas, oil, or wood burning appliances are located in the garage.

The code does not require a gfi receptacle in the garage. Later codes only require gfi protection and there were exceptions for that.

On this home inspection I have some concerns regarding the safety function of the door, the door did have a operating photo eye beam but didn’t have a reverse function. I also had issues with the outer missing a cover.

What I have learned regarding garage door opener is the safety warning labels that are suppose to be at various locations. Garage doors in homes don’t have warning label by the remote control and never have labels on the doors.

The article “garage doors and openers” was an interesting read because it reiterated what I learned in the training videos and reinforced the items to look for when inspecting garages. There is a section that describes what homeowners should know about garage doors which I think I might include in my inspection reports. However, there is a comment that states, “The automatic reversal system may need to be adjusted for cold temperatures, since the flexibility of the springs is affected by temperature. This adjustment can be made from a dial on the garage door opener, which should be changed only by a trained garage door technician.” My question is what does a garage door technician know that the average homeowner would not know about adjusting the door opener? What are the risks if the homeowner makes this a DIY project? I would like to know this because I need to adjust my door.

When inspecting a garage it is important to make sure that a containment cable is located in the extension spring. In the event the spring breaks, the spring will be contained and not fly off hurting someone or damaging property. I thought for sure all springs would have this - nope. The third mock inspection I performed I saw a garage door without cables in the spring. This was just one defect not to mention the door did not close

Hi there, When I was inspected over 70 years detached house recently, visible common wood garage door leading into the house was not a fire rated door and had no self closure installed. In this case, this is for safety and to reduce the risk of fire and fumes spreading to the home from the garage. Any door between the house and the garage present an automatic door closer that was tight fitting and weather-stripped for fire safety and to reduce the chance of gasoline or exhaust fumes entering the home. Monitor self closing mechanism to ensure that it always allows the pedestrian door to shut on its own.

Hi there, I will post what I’ve read regarding the article on garage doors and openers.
In general, garage doors are large, spring-supported doors. Openers with electronic photo-eye sensors and reflectors control the opening and closing of doors.
Inspectors should figure out and recommend defects and unsafe parties in the reports if certain components are defective during inspection to avoid of serious defects. The report should be prepared to offer and recommend useful safety tips including safety hazard to clients.
For the safety first for himself and others during the inspection, Inspectors should not operate the door until they have secured all components, track mounts, bracing and springs etc., that was not securely attached and supported.

Inspection of a detached residential garage noted the reverse sensor mounted higher than the recommended 6" above the garage floor. This is a hazard in that small children or pets could run under the door while it was closing and be impacted by the door causing injury. Recommend that the sensors be re-installed at the correct height of not more than 6" above the floor.

The illustration from the ILLUSTRATION GALLERY showed an interior wall of an attached residential garage with an opening for a heat duct connected to the central heating system of the home. This is a serious hazard in that in can allow carbon monoxide from vehicle exhaust to enter the home and should be removed and properly enclosed.
