This is a garage ceiling the leads to a living space. The joints of the drywall and all hoes must be filled approved joint compound and taped over. Hoes like these allow vapors from the garage to seep into the house and can be very dangerous.
This is an image of the door knob to a 30 minute rated, solid wood fire door to a garage. The item is loose and provides a path for flames or smoke to enter the home in the event a fire breaks out. Repairing of the door knob is recommended.

Garage receptacles in this home built in 1968 did not have GFCI protection. Not a requirement at the time the home was built, I would recommend to the homeowner that they have GFCI protection installed as a safety upgrade to the home.
What to expect from a home inspection is a good article about the variables one might get in a report from one inspector to another. Good refresher on how to write new comments that will satisfy and keep a buyer well informed about their purchase.
A garage door attached to an automatic opener should have 2 important safety features. The first is an automatic reversal controlled by a photo-electric eye mounted no more than 6 inches from the floor. The second is automatic reversal triggered by encountering an object before the door fully closes. It is apparent that neither feature was installed on this garage door.
Garage Inspection article.
Even though there can be many defects specific to garages they are also susceptible to the same defects common to the rest of the structure. In this article the inspector describes defects in the roof truss system. The trusses in this garage had been improperly modified without the approval of a structural engineer. In addition, several of the trusses were improperly installed on top of an interior, non-load bearing wall. The trusses were also inadequately fastened. The inspector documented all these conditions in his report.
This garage door looks to be in good shape. I would check to see if the optical sensors are working correctly. I then would check to see if the pressure sensors is working. Make sure to inspect the springs and hardware assembly before opening the doors.
I chose this picture that I found online primarily to show the mudding and taping. From what we can see in the picture there are no ducts or hole going into the living space. It also appears from what we are able to see that all joints have been addressed.
I read an article on garage doors and openers. They said that more than 20,000 people go the ER from garage door accidents each year. Pinched fingers are the number one cause. 1992 was the year when pressure sensors doors need to be in place.
The article I chose to read and write about is A Garage Inspection written by Kenton Shepard. In this piece, the author discussed an inspection he had done where the property had several structural defects. I felt the article was well written and very informative.

Plunger
A clogged sink or toilet is one of the most inconvenient household problems that you will face. With a plunger on hand, however, you can usually remedy these plumbing issues relatively quickly. It is best to have two plungers – one for the sink and one for the toilet. -
Combination Wrench Set
One end of a combination wrench set is open and the other end is a closed loop. Nuts and bolts are manufactured in standard and metric sizes, and because both varieties are widely used, youll need both sets of wrenches. For the most control and leverage, always pull the wrench toward you, instead of pushing on it. Also, avoid over-tightening. -
Slip-Joint Pliers
Use slip-joint pliers to grab hold of a nail, a nut, a bolt, and much more. These types of pliers are versatile because of the jaws, which feature both flat and curved areas for gripping many types of objects. There is also a built-in slip-joint, which allows the user to quickly adjust the jaw size to suit most tasks. -

None of the tools in this list is of any use if you cannot visually inspect the situation. The problem, and solution, are apparent only with a good flashlight. A traditional two-battery flashlight is usually sufficient, as larger flashlights may be too unwieldy. -
Tape Measure
Measuring house projects requires a tape measure – not a ruler or a yardstick. Tape measures come in many lengths, although 25 feet is best. Measure everything at least twice to ensure accuracy. -
Hacksaw
A hacksaw is useful for cutting metal objects, such as pipes, bolts and brackets. Torpedo levelHacksaws look thin and flimsy, but theyll easily cut through even the hardest of metals. Blades are replaceable, so focus your purchase on a quality hacksaw frame. -
Torpedo Level
Only a level can be used to determine if something, such as a shelf, appliance or picture, is correctly oriented. The torpedo-style level is unique because it not only shows when an object is perfectly horizontal or vertical, but it also has a gauge that shows when an object is at a 45-degree angle. The bubble in the viewfinder must be exactly in the middle – not merely close. -
Safety Glasses / Goggles
For all tasks involving a hammer or a power tool, you should always wear safety glasses or goggles. They should also be worn while you mix chemicals. -
Claw Hammer
A good hammer is one of the most important tools you can own. Use it to drive and remove nails, to pry wood loose from the house, and in combination with other tools. They come in a variety of sizes, although a 16-ounce hammer is the best all-purpose choice. -
Screwdriver Set
It is best to have four screwdrivers: a small and large version of both a flathead and a Phillips-head screwdriver. Electrical screwdrivers areWire cutter sometimes convenient, but they’re no substitute. Manual screwdrivers can reach into more places and they are less likely to damage the screw. -
Wire Cutters
Wire cutters are pliers designed to cut wires and small nails. The side-cutting style (unlike the stronger end-cutting style) is handy, but not strong enough to cut small nails. -
Respirator / Safety Mask
While paints and other coatings are now manufactured to be less toxic (and lead-free) than in previous decades, most still contain dangerous chemicals, which is why you should wear a mask to avoid accidentally inhaling. A mask should also be worn when working in dusty and dirty environments. Disposable masks usually come in packs of 10 and should be thrown away after use. Full and half-face respirators can be used to prevent the inhalation of very fine particles that ordinary facemasks will not stop. -
Duct Tape
This tape is extremely strong and adaptable. Originally, it was widely used to make temporary repairs to many types of military equipment. Today, its one of the key items specified for home emergency kits because it is water-resistant and extremely sticky.

Garage wall that are on the opposite side of the living area must be of firewall construction. All joints must be mudded and taped. The attached image shows drywall with a large crack in it. Not only would this be an indication of structural issues, this crack would be considered a defect to the firewall rating of this wall.

Garage doors can be dangerous and should be thoroughly inspected.
They are the heaviest moving thing in most homes and are held under high tension. 20,000 people are sent to the emergency room annually for accidents involving automatic garage doors. Inspectors should become certified in inspecting garage doors and always perform thorough evaluations on the garage doors they see in their inspections.
A garage door should auto reverse if an obstruction is encountered. A 2 X 4 block of wood is commonly suggested but in the real world that will not be the obstruction, more likely a car not fully pulled into the garage far enough, a child or pet will be the issue. Using your hands to “stop the door” is a far more real lifelike obstruction and one that can help educate your client as to the extra care taken on their home inspection.
