this is an asphalt shingle roof i inspected from the ground. everything looked fine. i did see there was little trees growing inside the gutters. i noted in my report that they needed to be cleaned of all debris to work properly.
Roof is in overall good shape with exception of missing tabs. Roof is a single course 3 tab asphalt shingle. Drip edge on eave and rake. No curling found, granules are still present. Substrate appears solid as no sagging or soft spots found. Recommend licensed roofing contractor replace damaged shingle.

Pictured is an asphalt shingles roof with a drip edge along the eave, step flashing where the roof meets the side wall. siding is correctly placed with a gap of about 2 inches from roof shingles. Step flashing can also be observed along side wall.
Demand type water heaters allow the home owner to more efficiently heat the water. Traditional water heaters maintain a storage of heated water at all times even when not in use. As the water sits in the tank it cools and must be reheated constantly. Demand heaters only heat the water when it is needed cutting down on unnecessary usage of gas or electric.
Pictured here is a damaged soffit. It is rotten and some of the wood is missing. There is mold growth which indicates the presence of water over a long period of time. The is is due to a leak in the roof above it. This particular roof has been covered with a tarp a a temporary measure. This home does not have any soffit vents, but it does have plenty of soffit holes.

Asbestos siding is fairly common in the Detroit Metro area. According to the article, replacement tiles are difficult to find. Commonly, people will simply have vinyl or metal siding placed over the old concrete tile. Contrary to the article, I think it is rather aesthetically pleasing when it is kept in good shape.
Asphalt roof there is evidence of breakage in some shingles, there is no missing shingles The dropper is made of galvanized steel looks good and there is no evidence of tears or broken parts against flickering made of stainless steel does not show evidence of cracks or water stagnation.
Chimneys must have a height of 3 feet protruding from the roof must have a rains caps to protect the structure inside because of the rain or objects that can enter the interior are usually made of galvanized steel but also made of copper that Are materials more resistant to corrosion
Of all the different types of roof materials, clay tiles are definitely NOT to be walked on. They are made of terra cotta, the same material that clay pots are made of. I learned this the hard way when i walked on a clay tile roof, one and only once. Many, many years ago.
One of the most important issues to be addressed when inspecting a roof is proper ventilation. The bare minimum rule for attic ventilation is 1 square foot per 150 of attic area. This may be lowered to 1 square ft. per 300 sq. ft depending on the height of the roof and location of soffit vents.
This roof covering is asphalt shingles. There are quite a few problems. Some of the tabs have rips in them which water could get into. The fascia is rotten and pulling out along with he gutter pulling off the fascia. Serious attentions is required for this roof.
I chose the article AFCI testers. These tools are not required but are a good idea to have. If a circuit isn’t GFCI protected then its required to be AFCI protected. These devices plug into outlets and send a test that should trip the breaker.
Metal roofs are great. They have a 50+ year life span and are cheaper, more customizable and protect the house better than shingle roofs. It has long been a stigma of metal roof on a house to be cheap, noisy and hot. No longer.
There is a maintenance issue that must be realized immediately. The screws that hold the roof in place need to have a regular maintenance. They can work themselves loose and the rubber gasket can crack and become a non-effective barrier to water. Having a contractor box of the screws in storage would prove to be quite beneficial, unless you have a metal roof with no visible fasteners.
The image I have provided depicts a very common concern during home inspections. Loose or not fully driven nails are one of the more common defects seen during a roof inspection. This could be due to a number of factors, but needs to be reported in your written inspection.
Many different roofing styles have come into existence since homes are now more easily built. Home inspectors need to be able to identify and discuss written and verbally every aspect of the roof to their customer or would be home buyer.
Carpeted Bathrooms are not a good idea. If you have carpet in your bathroom there is a very good chance that the carpet pad will soak up an absorb water from the shower. It is best to put some sort of tile in your bathroom to prevent the floor from always being wet.
The roof shingle conditions observed are indicative of roof wear, hail or storm damage, and/or other conditions of deterioration. Current roof shingle conditions may allow for premature material failure and potential water penetration concerns. Recommend further roof evaluation by a qualified contractor to determine possible repairs or replacement.
There is a hole in the wood under the front porch. Hole needs to be closed so animals and water can not get in. I recommend calling a carpenter to haver him come out and fix hole in wood on porch.
Inspecting the eave of this roof I noticed there is an “L” type drip edge. I could not see the fasteners so I couldn’t confirm how far apart they are.I also could not confirm if the under-layment was on top of the drip edge but it did not appear to be. Also worth noting on the inspection that the under-layment or roof covering did not extend at least a 1/4" beyond the drip edge.
